  • I also question why they want 1% of the purchase price only to give it back to you. Does anybody know what their answer to this is? Only reason I can think of is that if their buyer doesn't pay them the 2% then they still have your 1% and don't lose out, but you do.

    It would be nice to hear from somebody who has engaged them in a sale and see what happens. My opinion is that they are legit but the up-front payments are to protect them as I suggest above. The website does have quite a few spelling and grammar errors so it's probably a very small operation.

  • The 1% you pay them will be refundable after completion of the sale. After you pay them the 1%, the buyer will drop his offer significantly, quoting 'market conditions' as the reason, and you will be left with the choice of either accepting this lower offer, or losing the 1% you've paid. Why would any buyer want to buy a house that involves them paying 2% of the purchase to some midddlemen, when they can use an estate agent and not pay them anything?

  • They claim that the 1% you pay them is refundable providing you dont pull out of the sale, they say it is to stop people pulling out if they get a higher offer.

    I do find it amusing when people ask for advice - then when the advice is 'avoid' they either ignore it or get on the defensive. Why bother asking?

    Quite frankly there are enough legit agents around currently who would charge you 1% to sell your house at the full market value that you can avoid this type of 'agent' altogether.

    If your house is worth £150k then, at the 90% market value this company offer you'd get £135k.

    If you sold the same value property at 1% via a legit agent you'd get £148,500 (obviously I haven't taken into account any other fees).

    I don't understand why there is a need for them especially as you should never pay upfront for someone to sell your property. They should be paid once they have done the work.

    Also, as a buyer I wouldn't want to pay someone else, on top of the conveyancers/surveyors/solicitors/land registry/taxman, to buy a house.

    I agree with _Andy_. If you think this company will fulfill their promises then go ahead and let them sell your house for you.

    People are only giving you advice based on experience and common sense.
  • Not defensive or ignoring (certainly not paying any money yet), I'm just researching and if the company is not legit hopefully stopping people from losing money.
  • Just had message from the guy at syh4free after asking for references and for my solicitor to hold the money in trust and would you believe it their buyer has pulled out of the deal and is pursuing another property! Beware prospective sellers!!
