just wanted to join in the sharing... we've been trying to exchange for the last two weeks to complete on friday, but something keeps coming up! the latest was that their sol forgot they needed to request some money from the vendor before exchange, which added a few days onto the process

I'm terrified as I'm a FTB living with parent, and have actually ordered furniture to be delivered on the friday night at the new house... I'll have to quickly cancel if things don't go through on friday!
  • I feel your pain, my solicitor keeps finding extra things that stop us from exchanging!

I am also going through a divorce (to be finalised 31/12!) and the latest is that they have to double check today with the soon to be exes sols that he ok to go ahead still. I am pulling my hair out now!! I REALLY hope it will be ok. Hoping to exchange today and complete Friday still!
  • Hi Wagesbird, same here still!

Hopefully exchanging today but yesterday found out that an outdoor storage cupboard we thought was with the flat is not included, according to the lease! The EA said it was, however the vendor's know nothing about it, don't have a key and have never used it.

Now our sols is looking into it but to be honest it isn't a deal-breaker and at this moment I would rather get exchange out the way and deal with it another time.

I just hope it doesn't delay things too much!!
  • Oh dear laughing cow - I soooo feel your pain!! Its just one thing after another isnt it?

Have just heard back that my ex's sols happy to go ahead, so fingers crossed that will be it now. Just waiting to hear for definite that I can exchange. Its just unbearable isnt it. You watch they will find something else now! Lol :o))

Let me know once you have exchanged, least we have tomorrow too. Lets hope it dont come to that though eh!?
  • That's good news about your ex's sols giiving the go ahead - hope it all goes through smoothly from now on.

I'll let you know once we've exchanged...fingers crossed for all!

My Mum is due to complete next Monday (21st) but doesn't have anywhere to go so is having to move into our house in the interim (it's quite complicated!). As a result she has to put her furniture into storage - she's got half the house in there already but obviously needs to pack up the essentials she's still living with - bed/sofas/kitchen etc. The storage company closes on Saturday (19th) for two weeks over Christmas so that's the last day to store stuff!

Her solicitor isn't great tbh and I feel isn't pushing her buyers enough. Their sol is having probs getting hold of them (from what I gather) and so they aren't sure how long funds will take to clear etc (they are a cash buyer but live abroad). As a result, they haven't even exchanged yet! Mum's sol is saying exchange will have to be this Friday at the latest so that they can complete Monday.

So, poor Mum is stuck on whether to essentially clear the rest of her home and then not be able to get it back until the New Year. If they then don't complete she could have stayed in her own home for Christmas with her furniture!!

The thing is her buyers want to complete before 1st Jan due to stamp duty but they have been slow through the whole process which is really frustrating!

Would you believe me if I said Mum accepted their offer in early July!!!!!!!

I feel your stresses - fingers crossed everyone completes in time :)
  • Oh dear that all sounds like a bit of a nightmare hopejack. Will keep my fingers crossed for your Mum too :o)

Laughing cow - they have said they going to exchange this afternoon....just waiting for the email to say they have done it! I can't believe this is happening to me...have had a rubbish year and this is just going to make everything better for me :o) :j

    Keep me posted!
  • Let me join in, all set to complete on Monday, now the vendor says they can't move the furniture out till the 4th Jan and wants to delay till then. I am fuming. I made it quite clear I wanted to complete before Christmas. The flat has been empty since June and my offer accepted in early August. Last time I went to the flat some furniture had been removed but I just can't believe they haven't been able to move the furniture out over the last four months. The fact that the whole process has been moving along and we were coming up to completion can't have escaped them. Arghhhh.

So now I have all my deposit ready to go, all next week booked off work, my parents and partner have booked days off work to help and I'm desperately hoping the solicitors and agents can work something out.
  • That's fantastic new Wagesbird, hope you get that email soon!

Heard this afternoon that the EA has heard from the management co. that the flat DOES have a storage cupboard, and as a result he has arranged for a locksmith to go round and open the cupboard at the flat, put a new lock on and give us the key upon completion.

My OH is a bit skeptical, thinking that the EA might be breaking and entering someone elses cupboard, but I figure that he is doing it off his own back to get a sale, it isn't really anything to do with us as we are happy to sort it out at a later date.

So fingers crossed all goes through ok - everything else seems to be in place, hope our sols gets back to us soon!

Well, after a long slog we have exchanged this afternoon and we're completing on Friday. In the end, I had to do a lot of the legwork as the Vendors conveyancers couldn't be bothered (Countrywide) but finally our solicitor got everything together late yesterday and we've exchanged. At least there's no stamp duty to pay.
