We are still reeling and undoing the mistakes made by this builder. Very manipulative. Very nice bloke (when he wants money) but no project management whatsoever, never took responsibility for mistakes, always blamed employees under his 'management'. Aggressive responses, no client management whatsoever. Is very good at manipulating and very threatening. We are still receiving threats from him that he will come to our home.
Finishing was awful, but largely because he didn't oversee what was happening. Always promised to oversee and ensure everything was ok but we were left to having to redo a lot of the finishes as it was just awful. This builder and the others working with him are moonlighting off F A Lane and Sons. Drains were not completed correctly, bi-fold doors, negligently installed, pillar missing!
Stav Christou, London. Works with Space120 (Jennifer Huckerby) and was recommended by them. Please note that Space120 was later investigated by the ARB and found guilty breaching the regulations. This architect has failed to acknowledge it's own mistakes and also later recommended this builder to another client who had the same situation as us. The threatening emails are word for word identical to ours. At least we now know it's not us!0 -

A word of warning about Father and Son Michael and Mark Brown t/a
Brown Conservatories Ballygowan Northern Ireland.
They carried out work at my house that does not comply with Building Control regulations.

I recently posted a job on the Rated people site and received two quotes.
The one I accepted said they required some money up front for materials but I refused explaining when the job has been done to my satisfaction then they will receive their money. They agreed and did a first rate job.
Well Done...whoever they are! :TBe kinder than necessary, for everyone you meet is fighting some kind of battle. :A0 -

I am writing here to warn people people from using any company operating under the Magnus group in the north west. This includes safehands consultants, Magnus architecture and Magnus technical engineering.
They took over 6 months to not complete our build and fold part of their company. They left us without doors and no electricity and dodgy work to say the least. They treated out house like you would not believe !!!! They still demanded payments despite not doing the work and squeezed as much money as they could from us. They owe us thousands of pounds. No doubt they will try set up another company like they have done before.0 -

SIGNATURE HOME IMPROVEMENTS
I hired a gang of builders who were going round knocking on doors. Yes, stupid idiot, I know. Paid £1,600 for front of house to be painted and new gutter.
1. They used my paint to also do the house next door.
2. Looks worse than when they started and gutters still leaking.
They are coming back on Monday to do the back!
Will give them a contract to sign and ask them to put front right before they start on back.
I want to keep this amicable and am prepared to cut my losses. I just wondered what you would do?

Hi, I have an extension which was constructed 3 years ago. The previous builder did a substandard job which resulted leaks on several points of the extension. He came back & did a patchy work to stop the water coming through, very reluctantly. Unfortunately the leaks happened again few days ago. I received a quote from a roofer for nearly £2000 for repair. The question is should I contact the previous builder again? He will be either 1. Not responding 2. Come & repair but I simply cannot trust his workmanship. I’m frustrated that why should I be out of pocket for a substandard work which I have paid for. Legal proceeding will only cost money, time and stress. Any thoughts will be appreciated.
