thanks for the reply - the valuation will be something to factor in, I took a surveyor round when we viewed and he priced it just over our off, so we were quite sure of our pricing. house had been on the market for over 2 years (no hip!) and had been gradually reduced by over 150k over that time...
i pointed out to the agent that gazumpers usually have sales fall through, they agreed. we will see what happens!0 -
Hi all, hoping this is going to be my next favourite thread after "Those Selling in ... part deux " !!!
Well here is where I am presently ... accepted offer with a new Buyer last Monday (more than our previous offer which is fantastic !!).
Went for 2nd viewing on house we thought we loved on Saturday - not sure whether its me and the disappointments we have had in the last year but I wasn't "feeling the house" as much I as thought I would - in the right location, open aspect, 3 huge bedrooms, kitchen ok, lounge/diner ok, garden lovely (not as big as I imagined) - basically everything we have desperately been seeking for the last year - but my heart wasn't there !!?? Anyway, we put an offer in, rejected unsurprisingly, upped it £2.5k and was told there was offers already around that figure which had been rejected (property on the market since 4th Jan so I think they may be holding out) - if we upped another £2.5k we would get it but me and OH aren't really bothered - think that sort of confirms our feelings !!
Anyway, week before Xmas we had an offer accepted on another house which we loved at the time (and still do ... I think) but it offers completely different things to above property. Lovely outlook over copse, full of character, bigger garden but needs work doing to it (new kitchen, bathroom) and we will need to extend to add downstairs loo and extra room but I really like it and I think my OH does too so we are going for 2nd viewing tonight (yes we put offer in before having second viewing because we are mad!!).
All weekend had horrible lump in my throat as now we have choice of two homes (which we didn't have last year - we have been on the market since Feb 09) - but houses are being snapped up now - has anyone else noticed in their areas. Its so difficult trying to make the "right" decision - can anyone sympathise ??!!!!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

Just wanted to add, bit of a nightmare in this location with valuations ...
before Xmas we were proceeding with property (exactly same as above - 6 doors down) it was on the market at £165k - the valuation came in at £145k !!! so that is even more of a reason to be careful when trying to decide on the right property - if they wont renegotiate to a mutual figure its £300 down the pan each time in valuation/survey charges (plus time wasted and another property missed out on).
I think Sellers going on the market this year are being very optimistic and its too early in the year to tell how much houses are selling for.:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -
PottyHouse - Am feeling your need for forum support... we expect a tough week as our vendor is missing in action. Their EA and Sol haven't heard from them in 2 weeks and they haven't filled in their property information 6 weeks on from accepting our offer.
I'm hoping its just because they're due to have a baby any day but can't help feeling that they might have changed their minds. We haven't met Mr Vendor and hope that our gut feelings about his wife being a practical sort of person are right. All weekend our family have been trying to reassure us that they're probably just really busy which given their due date is probably true.
Meanwhile their EA hasn't got back to us having tried to contact them all Fri and Sat - He's been so laid back about it all that I'm nervous he's let them go cold...
Anyway here's waiting again... at least we've got our mortgage offer through now.team yellow

I always have in my mind "no news is good news" but sympathise with your anxiety in not having heard from them - I would be exactly the same.
You do imagine all sorts of scenarios in your mind don't you. As you say they are expecting a baby and anything could have happened there.
Try and stay positive and hopefully if you keep kicking your EA up the butt they may get a response from someone, somewhere. Apart from finding out where your Buyer's live and go knocking on their door there isn't much else you can do but sit and wait I guess !!!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

Hey guys, quick update, survey is in as is valuation, Valuation is same price as my offer which is good.
Survey, a couple things have come up, one being possible damp, but they always seem to say that from what I know from friends and here so not sure how much of a problem it is. Oh and the electrics need checking so gonna get a man in for that.....

Will check back through this thread later to see how things are going for everyone. But we had an offer accepted on a "project" house - needs new everything. But we are in rented so have the capacity to do all the work without living in it. Am very excited - where are those kitchen brochures!!!0

well we've found our vendor at last... baby girl (we think) and they're back in contact and fairly eager. Now we've got to get through date negotiations - they're moving out to the country and are planning to rent to scope out the area before buying but with a new baby I think they're going to find it hard to get around to view. Lets hope they find somewhere so gorgeous they'll want to move in straight away and that they don't get tempted to buy just yet.
They're saying they want completion at the end of May which is too long for us - we've had 5 months on a sofa bed at SiL's and I don't think she'd be happy us still being there after 8months. Main thing is to exchange though... hopefully we'll be able to do this fairly quickly as long as we can agree a sensible compromise on completion. I'll have to see what OH thinks but I suspect we're going to be looking at end of April if we can. 8 weeks from now should be plenty for them to find something... I hope. We're 6 weeks from offer date already.
Maybe tonight we can look at dining tables on ebay again without worrying we'll jinx it. Good luck to everyone else...team yellow

Great news - no need for all that worrying!!!
But isnt hindsight a wonderful thing .... think that would be the "super power" I would choose.
