Everyone keeps saying to withold the rent until they fix all the problems, but what will happen if i do that?
Argh, prob just having a rubbish day today, will hopefully be a better one tomorrow cause OH has the next4 days off as holiday0 -
do they not have a 24 hours emergency phone number ?
if not call the environmental health up before 5.30 and talk to them , you are a vulnerable person pregnant and they may have a contact numnber for them , but EH will kick there !!!!!!Dont forget that little Thanks button , only takes a sec0 -
EA, withholding rent without proper thigns to back you up in court can be risky, so be careful. DH is an estate agent so gives advice to loads of people...basically, you need to keep all copies of e-mails/letters about the heating. If they don't fix it, you have to send them a letter (recorded delivery) saying that until they fix it, you intend to withhold rent. If they still don't fix, you then tell them again that you're withholding rent. THat way if they take you to court over eviction/back-rent you've got a paper trail about the heating problem.
So it's a bit more complicated than just idle threats...basically you want to scare them into fixing the heating, but without opening yourself to risky court battles, etc. Does that make sense?
eta: DH also knows someone who works for Leaders (here, not where you are) so I could ask if he knows anything more about their reputation, etc.top 2013 wins: iPad, £50 dental care, £50 sportswear, £50 Nectar GC, £300 B&Q GC; jewellery, Bumbo, 12xPringles, 2xDiesel EDT, £25 Morrisons, £50 Loch Fyne

No, the only number we have for property managment is 9-5 mon-fri.
When it broke over the weekend i had to wait until monday to call them before.
Im going into the actual shop tomorrow to put in a complaint. If tha gets nowhere its EH.
Thanks for that Nikki, i wouldnt of thought of EH at all
Does pregnancy put me in a vunerable state then? As before they asked if there were kids in the property and i said no but im pregnant. And all they said was "Oh ok we'll get someone out for saturday" this was a thursday.0 -

i think so EA , pregnant is vulnerable , especially last trimester ,
EH i nearly had to get them involved with my landlord over a cracked bath , but he soon fixed it before i had chance,
also you should really have a 24 hr emergency number , what if you ahd a big water leak ,on a friday evening and couldnt contact them until monday morning , especially if you didnt know how to shut it off , or god forbid a fire ??? i would certainly ask for a 24 hour number tomorrow
off for nice bath , good luck EADont forget that little Thanks button , only takes a sec0 -

That happened in my last house (with my ex). The bath had a tiny crack in it, and i had a bath stood up and my foot went through it and the house flooded
Luckily we had the landlords number but he was refusing to come down as he was drunk  He did eventually come down though after my numerous crazy rantings about how bad a landlord he is and how his house is rubbish, etc:rotfl:0 -

EA, DH says 1) Leaders can be variable as they are franchised so it really does vary from branch to branch. 2) They most DEFINITELY should provide you with a 24/7 emergency phone number. Insist on this next time you speak to them.top 2013 wins: iPad, £50 dental care, £50 sportswear, £50 Nectar GC, £300 B&Q GC; jewellery, Bumbo, 12xPringles, 2xDiesel EDT, £25 Morrisons, £50 Loch Fyne
