    Great news,

    The housing peadophiles have won.

what are you trying to say with that comment
  • think in general people start looking immediately after christmas

dont really get the long cold winter stuff - people w strong opinions always seem to think what they think will happen is always about to happen "any minute now" or put too much store in a movement in the present - usually the way to spot a zealot imo

As for people waiting every person has to view their own area. In mine Property bee full of drops now and I supect these to continue.

as far as i know Property Bee only has asking prices... are you saying that the Property Bee aka Emy House Price Index is more accurate than the Halifax House Price Index. it was a rhetorical question - it's not... :T

Since when were NW figures actual sold prices:confused: I wont waste my time responding to your first point!
i refer you to the point about asking prices and the Emy House Price Index

NW figures lag 4-6 week their figures are also fom the 20th of one moth to the next. Therefore these figures most likely relate to offers in Sept which is always good for buying.
as far back as September?? where's that emoticon for posters making up stuff...

it's actually for people making offers in October... but anyway, you make very desperate points...

We are talking about NW figures not Halifax here! Also its a national figure not broken down into postcodes therefore until they do there is no evidence as to what is happening in each postcode. We can discuss in a few months once LR lag gets to now. Maybe in May. You can bookmark this post if you like. As for Sold prices Hamish suggested NW figures were sold prices not me.

As for NW their figures go from the 20th-20th of each month as as they lag between 4-6 weeks then we are looking at September. As for your question not being rhetorical I'm not surprised because like Hamish you are never wrong!

Maybe I am desperate but as I have a place to sell in Jan prices rising for the time being would not be a problem.
  • transactions rising would prob do you more of a favour than prices rising imo

i've never ever said i am right - but you're yet to prove my point wrong except for some anecdotal info

Lol - I think Hamish left school at 15 in 1950 judging by what he's written on here. While he does undoubtedly show an ugly side of human nature his self esteem seems to be entirely proportional to how much the house he bought in 30 years ago is worth today.

If you're worried about house prices yourself I really wouldnt be, unless you live in Chelsea things are getting more affordable regardless of the stats NW publish.
