Location, Location, Location 1/10/09

PN seems tohave disappeared so here goes:

couple 1: budget 210k looking for FTB home - 2bed house in Gloucestshire.

She is very opiniated and he agrees with everything she says. Then she gets annoyed that he only agrees with her without having opinions of his own. Poor bloke can't win; best bet for him is to get another overseas posting quick. They both have live-in jobs so they haven't spent much time together and it shows.

couple 2: 500k budget want a home in the countryside. Even the views of other houses seems to put her off. They are currently renting a beautiful open plan home (and pretending they are still in Australia).

    I saw it. I thought it was interesting outcome. Couple 1 buy something else entirely, as their budget will not ultimately stretch to want they want. a couple of years ago I reckon they would have found teh extra money from somewhere. They desperately wanted to buy as didn't live together (had work provided housing). They comprimised with the market and made a good decision for them I think.

    Couple two also get finanically pushed over a beautiful house witha garage available separately. Again, I think how this was approached by LLL was different. They don't buy in the end: life has other more important things going on for them.

    Kirsty failed couple 1, by showing them something they couldn't afford but would be bound to love (compared to her previous offerings). Once they had seen that the other houses were bound to be rejected. I thought there was some misunderstanding with the budget. They had said max 210k, but that included stamp duty and buying costs so realistically it was 206k. Good for them for sticking to it and walking away.
    I really didn't understand how the female would then change her wish list entirely and buy a new build flat.

    Yes, it was very interesting. And I really think that it would have been different before. again, I think they made the right decision for them, letting it out for a year to afford it was an interesting suggestion, possibly right for other people: I think they just didn't have that bit extra upfront.

    That house that couple 2 offered on was a nightmare as a family home. OK its 4 bed detached, but one of the bedrooms and its bathroom was up a different staircase and the main part of the upstairs was 3 beds with the only bathroom being en-suite to bedroom 1. How can that work as a family home?
    And bearing that in mind, the asking price is 495k, 475 offer is rejected so they up to 480k and the seller rejects...madness.

    The problem with LLL is that they never discuss the finances. This couple were clearly struggling to afford this - presumeably getting a 90% mortgage and Kirsty suggests renting it out for a year! On what, a residential mortgage? Or a BTL mortgage with 35% deposit? Their whole desire to buy was fueled by wanting to live together. As they both had live-in jobs they may as well just have saved their money for a year as bought and rented out. (or maybe Kirsty thought that prices from April 2008 would only go up).

    Personally I thought they should rent for a while (don't the army provide married quarters?). I wasn't convinced that their relationship will last.

    I'm usually up this time of night, but working as it's dead quiet and I can soldier on. I do actually work hard at stuff, 16 hours so far today ... about 10 hours of that trying to tweak some stuff ... earnt £1.62 for that tweaking, but it's the potential that makes me buzz :)

    Nobody ever said what I do is easy ... and there's no instruction manual :)

    So I am often up all through the night tweaking, researching, trying, trialling, checking, thinking .... because the night is "my time" when I get less distracted.
