  • Hi all! Update just posted on another thread...

    "Yay! Broadband and phoneline connected, in the new place as of this afternoon. What a long day! Lesson 1: do not move out of rented accom and complete to move in to new purchase on same day :D

    What a journey - from offer in end of August, to competion on 3rd Nov. Just feels like there is so much to do in our new place - replaster there, redecorate here, put up a piccie there...now THAT is exciting :D

    I like that others are at exchange and completion, it gives me hope! Going to phone solicitor tomorrow and see if report is done. Can I ask people what they are paying for home insurance. MA quoted Halifax deal buildings and contents £456 but I have searched and founf LV £248, Buildings upto £1miliion and Contents cover £17k. I think this is fine but MA says should increase contents as if house burnt down would need more to replace everything. What do you all think?
  • It really depends on how much stuff you have!! I have read £30k as average contents of a 3 bed house, BUT, I know we are starting almost from scratch with furniture etc so we won't have that much for a long time yet. So if you were the same, £17k might be enough for now but you would need to watch out you didn't become underinsured as you got more stuff.

    One thing to do is to add up cost of all the "expensive" stuff as new - TV, DVD player, games consoles, laptop, any furniture you've already got, etc. I'd say if you're already over £10k with that you should go higher, as clothes, shoes, bedding, DVDs, CDs, all other kinds ofcrap we fill our homes with really adds up!
    Also why do you need £1million buildings? Assuming you're not in a £1m house or a house with super posh fittings etc - you might be better off finding a policy with lower buildings insurance and higher contents?

    I dont have much stuff and wont have for a little while. I cant really justify a double bed, beanbag, old TV and xbox for 30k so i'm getting the cheapest contents cover i can! I will eventually raise it to cover my posessions in a couple of years when i can afford some!

    Work out how much you have and if its covered by 17k. Think about computers, TVs, consoles, full wadrobe of clothes to replace etc.

    I am not taking 1million£ cover, the quotes just covers up to that according to guy on the phone. I've had a think about £17k and I think it more than covers what we have.
    Phoned solicitor today and she has almost completed report but waiting for answers to enquiries-planning permission on outbuilding ?if is needed
    -vendor has owned house less than 6months
    -is leasehold and apparantly they have no copy of lease
    Have discovered from another thread that HIP probably contains lease, according to council website probably does not require planning permission, so just hoping mortgage company aren't bothered about less than 6months. Venodr bought house from child in order for them to move on so doesn't sound dodgy.
    Just miffed that have to wait another weekend!

    My diary:-
    Viewed on the 7th and 8th of August
    Took all documents to mortgage adviser on the 8th August (wouldn't normally use one but would be out of the country for a week and didn't want any hold ups while I was away)
    MIP agreed via email on the morning of the 10th of August
    Offer made and accepted in the afternoon of the 10th of August
    Survey completed - no problems - 13th August
    My solicitor completes all searches by the end of August
    My solicitor questions garden boundaries at rear of house 7th September
    I get key, take photographs and email to solicitors 8th September
    I instruct solicitors to 'pull their finger out' 8th of September as I have given up my tenancy as from 4th of October!
    Transfer 25% of purchase price to solicitor 25th September
    Funds arrive at solicitors 27th September
    Solicitor transfers funds to vendors solicitors 29th September
    Keys in my hands 30th September
    Moved in 2nd October!!!!

    Under 2 months from start to finish - not bad considering I wasn't particularly looking to buy at this time (no mortgage etc in place)! Only slight hitch when 17 year old daughter had to sign a document stating she had no claim on the property for the Abbey. She drove me nuts with the 'what's it worth mum?' type of 'blackmail' questions. After a swift beating around her head (just joking) the problem was sorted.
