First time buyers detailed diary. Hopefully this will give you a good insight into the work needed!
Before 1st August i had already spent 2 months researching types of mortgage, insurances and the process in general. I believe it has all helped me to save money and have a negotiating edge during the process. Its also helped to speed things along! Alot of the information was given here as free advice in the MSE forums so thanks to all of the community for creating an excellent resource for people.
Background
Decided in September 2008 to save for a house with my other half. We saved until we had the 10% plus 3k extra for fees. During the last month of saving we started researching the market to see what a good buy would be and also find the areas we would like to move into. We wrote down our wants and needs (ie garage, 3 bedrooms, south facing garden etc) and we had a list of these we were willing to comprimise on if the price was right.
From all of this i have learnt its better to be prepared AND realistic all the way through the process. One of the hardest things is the timing during the process. Learn all possible problems from other people and try to steer yourself around them.
I hope you find this useful. I have been keeping it updated as and when things happen. Please feel free to add your own experiences to this thread and use it as a FTB support group.

1st Aug 2009 - Started looking for a house. Viewed 15 between this date and the date the offer was accepted.
27th Aug 2009 - found a couple of properties we were interested in. Also found an excellent solicitor who was happy to go on standby until we had an offer accepted.
28th Aug 2009 - AIP with Natwest. Was the best rate and term around for our LTV and circumstance. Arranged second viewings on selected houses for the next week.
11th Sept 2009 - AM Made offer 5k below asking price (£142,000 final offer property was £147,500). Previous offer of 140k rejected. PM offer accepted. Rang lender to organise meeting. also rang solicitors to inform them of our accepted offer.
12th Sept 2009 - Solicitors T&C and quote was through the door by the time i woke up despite there being a postal strike in my city. I think they've employed ninja's. Went to the bank to get all my details sorted. Mortgage sorted only thing left is to send in last 3 months of pay slips and bank statements, then a survey and the mortgage is sorted.
15th Sept 2009 - Took the paperwork and cheque to solicitors as there is a postal strike on. Got all of my documents scanned etc. Update from EA is that vendors have a second viewing on a property tomorrow. Asked payroll dept at work for a copy of my last 3 wageslips signed and stamped to show new increased wage i had mortgage quoted on. Should arrive this week/early next.
16th Sept 2009 - Mortgage paperwork arrived. I used one account to pay upfront and quoted the other we wanted monthly payments out of and they have the wrong one on the paperwork. Going into branch on saturday (19th)
17th Sept 2009 - EA rang. Vendors have had offer on house accepted. Vacant reposession! no chain either way. Rang solicitors to inform them of the situation and they're starting their work. Work have sent through signed wageslips to prove recent increase of wages.
19th Sept 2009 - Mortgage paperwork sorted out. I quoted the correct account and got all of my income evidence stamped and sent by the local branch. Everything seemed to be in place so we'll soon find out.
21st Sept 2009 - Got a quote for house and contents insurance. £231 which sounds reasonable! Will keep the quote number for when i get an exchange date.
22nd Sept 2009 - Got a courtesy call from Natwest to see if we had sent our paperwork in. We had so they talked us through the time its taking lately (2 days at underwriters and 1-2 days until surveyor goes to house). Said she will call back later in the week to let us know when the paperwork is there and to see how we're doing.
23rd Sept 2009 - Went to see the vendor and offer my contact details. Got invited into the house and had a good long chat! We talked about how far we are through the process and discovered we both want a hastle free quick exchange so we'll be open with each other if solicitors or anything lags behind. Both of us feel better now we're in direct contact!
24th Sept 2009 - Got a text message from my lender saying my mortgage application has arrived with them and they will let me know the decision within 5 days. Scarey!
25th Sept 2009 - Natwest rang and said they didnt have my certified bank statements (they did have they just lost them!). They also said my partner needs to sign an anti impersonation letter. Got the statements certified and sent again this same day.
28th Sept 2009 - EA rang to say the solicitors for the seller my vendors were buying from are getting twitchy and wants to know whats going on so i informed them. Also rang Natwest to say the letter may get stuck in the postal strike so they agreed to organise the survey as it was only the anti impesonation stuff missing. Survey to be arranged within 5 working days.
29th Sept 2009 - Tried to ring solicitor to find out any progress. Got answering machine saying she was on holiday and would be back on 7th October. Thanks for telling your clients!!!
05th Oct 2009 - Rang EA to inform them the money for the survey had gone out of my bank (£270 survey fee) and they should hear something the start of this week. Rang Natwest to confirm they have everything ready and they do. Now just waiting for a survey and for my solicitor to come back.
07th Oct 2009 - Rang Natwest to see when the valuation would be, they had forgot to instruct the surveyors despite taking my money for it! they said it would be done with the highest priority.
08th Oct 2009 - Natwest booked survey in for 1pm 09th October (that was quick!). I sourced a chartered surveyor and got a homebuyers survey booked in for saturday (£400), i have already given them the questionnaire and special requirements and will pay them monday. Should have both reports back by Monday apparently. Got an update from my solicitor that shes waiting on responses from searches and enquirys.
12th Oct 2009 - Rang Natwest to find out about valuation, it came in at the price i offered! i will be getting my formal offer end of this week start of next. Also rang the surveyor for informal results of the homebuyers, he said there is nothing majorly wrong at all and its a good house in general (off the record of course). He will get my report to me tomorrow.
14th Oct 2009 - Got Contracts, Homebuyers report and formal mortgage offer all through the post today! Details missing on contract+fixtures and fittings list so thats gone to be ammended. Awaiting on the mortgage stuff from solicitors to sign. Homebuyers report only showed some lead flashing needed to be done on the chimney stack/roof joint, that was seriously the most major thing and will cost next to nothing so we're happy. apparently 'the house is an absolute credit to the sellers, it clearly shows their commitment to keeping a house in good order and shows no signs of neglect whatsoever'.
16th Oct 2009 - Solicitors recieved formal mortgage offer paperwork from bank. They are sending the stuff through to me. I gave the EA an update and all parties are happy with the way things are moving along.
-Gap of one week waiting for solicitors to do something-
25th Oct 2009 - Measured up house and spoke to vendors for an hour! We all decided to make a completion date as it would hurry the solicitors up a bit - date 13th Nov. They identified a problem with my solicitor (had lied to me about waiting for stuff from vendors solicitor when they hadnt even contacted them at all!).
26th Oct 2009 - rang up partner of solicitors firm and complained about the solicitor acting for me. He was very nice and said she would be contacting me, 2 minutes later she rang! She has now accepted the proposed completion date and will work towards it. (bum kickings seem to help some solicitors)
28th Oct 2009 - Got formal mortgage paperwork through from solicitors. Signed it with witnesses and handed it in directly to them on the same day.
30th Oct 2009 - Vendor told me that our solicitor had been asking random and stupid questions to their solicitor. The kinds of questions they have never seen before (pages and pages of questions like 'is the reason for moving because of a bad smell coming from a neighbours property...'. What the hell?! Ringing solicitors later to talk through it.
2nd Nov 2009 - Emailed solicitor for a progress update. No response
3rd Nov 2009 - Rang solicitor for progress update. Called back later and told us all checks and searches had come back ok. There are a couple of things they need from the vendors solicitor but we should be ready to exchange the start of next week and still ok to complete on the 13th. Rang Vendor to update her, she said her formal mortgage offer is through and they are completely ready. They have started packing and have already cleared out the loft and garage!
5th Nov 2009 - Solicitor found there is no planning permission on kitchen extension. it instead has building notice to the council and informal permission, nothing in writing!
6th Nov 2009 - Completion date moved back to the 20th due to the planning permission problem and vendors vendor not clearing the house of crap for completion. Recieved all contracts and paperwork from solicitor to sign and send back.
7th Nov 2009 - Signed paperwork and sent it all back to solicitors. That should be it in terms of paperwork from us now!
11th Nov 2009 - Rang surveyor after a conversation with solicitor regarding ways forward for the planning permission issue. Surveyor said he thought it may have needed it, it was borderline. Advised indemnity insurance as contacting the council would mean i cant then get the indemnity policy. Bank rang to confirm completion was the 13th, i told them it had been put back and told the solicitor, she forgot to tell them. Recieved letter from solicitor regarding the instructions on what account to put the deposit and fees into and when by.
12th Nov 2009 - Email confirmation from solicitor stating we're ready to exchange now. Vendors have agreed to pay for the indemnity on the extension and we're ready to proceed. Now organising an exchange date for Monday/Tuesday.
13th Nov 2009 - Transfered deposit and fees to solicitors bank account.
15th Nov - didnt exchange, now a problem with the sellers seller, she doesnt want to clear anything out of the house! sellers solicitor has told her to clear it as a term of the agreement.
19th Nov - finally exchanged!
20th Nov - Completed! got the keys.
Well thats it, we finally completed after a fairly painless process. We're really happy with our new home and would like to wish the very best of luck to everyone else buying a house for the first time. Continue to use this thread for support and advice and i will still stick around to share my experience in further detail if anyone wants the information.

I've just completed a week ago.
Try halifax for your insurance. They were best for us but obviously you'll want to shop around.
We went with Natwest for our mortgage too, did they mention that they'd beat any insurance quote you got? That's not true - like for like the Halifax one we got was £180ish and the best Natwest could do was £529! :eek:

well done congratulations. heres where i am so far,
viewed property on the 30th aug. put offer in on 1st september. ofer accepted the same day. property was up for 149,950. they accepted £142,500. so well chuffed with that!! we rang up and aplied on the telephone for the natwest 5.99% for 5 years first time buyers deal. we recieved the paperwork for us to send our id and saliries evidence back and found out today they wre accessing the case and should hear if they require any further id by close of buisness monday. went to see solicitor on wed to see how it was all going and he said that he suspects that we could complete by end of september. does anybody think that this will be the case? is that not too quick? the house we are moving into the person died and therefore the family is selling the property. ( thats why they took our offer, for the quick sale (me thinks!!) what you guys think?

They havent talked about insurance with me just yet but the EA has an independant advisor that has no charges and no affiliation with any lender or provider so i'll do some research and then get him to sanity check it first. Thanks for the tip though, very helpful!
If its not too much trouble i wouldnt mind looking at the quote. I'm still wondering whether to get the cover incase i die or not, i have a final salary pension that pays out 4x my wages to my other half in case of death.

i'm a FTB too - buying with partner.
our whole process has gone quite quickly too!
We were notified by the EA about a property that came on the market on 11th august. We viewed it on the 15th, put in an offer which was rejected on 17th, viewed it a second time on the 18th and then put in our final offer on the evening of the 18th and the offer was accepted by the vendors on the afternoon of the 19th august!
we went off the the bank on the 20th and got a MIP. by the 24th we received a text saying mortgage ok so long as valuation ok. valuation carried out on 28th and mortgage offer came through the post on the 1st sept!
we are still waiting for the actual homebuyers report/survey (which is actually lost in the postal strike at the moment) and the sols are like swapping letters/questions with the sellers sols ...so far its been a smooth ride but who knows!!0 -
just had a phone call from natwest. asking me to confirm my wages. which i have done already by sending stuff in so thats strange. they can see what i get a year cos it says at the top of my wages slips. lol. they then said would it be ok to take the valuation fee from the natwest account and i said yes. do you think this means that they will instruct the surveyor today or u reckon it will be monday? also they said its all been agreed just need to confrim your wages which i did so do you think that this means its all ok then? this is all soooo very confusing lol0

jelly icecream yours only took 12 days then from application to offer. thats soooo gd. do u think its anything to worry about that they asked me for confirmation of my wages over the phone even tho its on my wage slips. it just seems a bit strange? they only recieved it yest and are looking at it today and they asked me whether it ok to take value fee so im guessing that its all gonna be ok subject to valuation report? how come they are soooo quick at the mo? not many apps?0

You're paying pretty much the same amount for the property as i am and we're also going for the same mortgage! I will have an upwards chain but its ok as we're not desperate to move in immediately, we can give the vendors a bit of time to find a property and sort the chain out.
Dont worry about the bank asking for further proof. it may just be that they havent read the wage slips right. Speak to them over the phone and mention the fact you have already sent in the proof. If you get yours accepted would you mind letting me know how much joint income and outgoings you have as a rough estimate? i have a mortgage in principle but i wouldnt mind getting some reassurance on how easily it should go through.

hi thanks for replying. they said that it has been agreed. it was obviosuly that they didnt read my wage slips correctly. lol. they also asked to take the valuation payment so i guess thats going to be getting underway next week. how long ago did you apply. them seen to be really quick at the mo with us as they only recieved all our info yest by special delivery. um.... we dont earn too much. i earn 16,525 and my partner earns £27027. we have no outstanding debts. and have a deposit of £14,250. and looks like weve been accepted so im sure ull be fine. its a really gd rate considering the current market and the fact that we dont have a massive deposit.

well we're pretty much in exactly the same position as you then! my partner is on 20k and im on 27 and we have a £14200 deposit. lol
I got the mortgage in principle over a week ago but im trying to arrange a meeting with them to get it all sorted now. They're quite busy on a friday though so i'll just have to keep trying.
