  • Finally seen some movement this week.

    Solicitor received contract and papers from vendors' solicitor and sent back with enquiries (what are these anyway?!).

    Searches done and all back apart from local authority (which is what held up getting the papers in the first place - why do they need to do it again?).

    Mortgage offer received today - all good apart from recommended retention of £1000 by valuer for active woodworm. Really hope this doesn't cause more delays or unnecessary expenses. Was all ready to celebrate this evening, now back to worrying. Don't even know what it means and bank closed now till Monday so got a weekend of not knowing.:confused:

    It really is stressful isn't it!

    Well....still chugging along over here :rolleyes:

    Sorting out cheapest/best quote for buildings insurance. Need that as requirement of mortgage (one reason for it, not the only reason obv!). Got to get life insurance too.
    Solicitors doing what they have to do, swapping queries and information - have copies of the mortgage deed to sign, copies of planning permissions etc. Just waiting for damp/timber survey report, boiler/heating certificate, then it'll be time to sign on the line and hand over a cheque for £17k - yikes :D

  • And....still waiting to exchange....this time next week, watch this space!! Hoping to complete on 3rd Nov, which solicitor says is realistic. It had better be, it'll be a little....problematic if things get held up :rolleyes:

    Full buildings survey booked for Monday (12th)

    When do you hope to be in the house? I haven't got a clue what is realistic for us! Do you?
  • Gah! We had our seller on our doorstep this morning, in a right flap...shan't bore you with all the details, but in short, she went round to her seller to let her know we were at the point of exchange, and it seems that the old lady didn't take too kindly to the visit (it was first thing on a Sunday after all) and talked about not moving out (being a 'sign' from her late husband to not leave bungalow???) - I knew she would be fragile as she's moving after a death....

    We knew having such a communicative seller could have its ups and downs - as FTBs we have tried to do everything by the book, and informed our solicitor of everything and done things through her all the time, however our seller is too helpful for her own good it seems :rolleyes:

    So now we've got to call our solicitor and see what she thinks - my main worry is the £17k 10% cheque about to go into our client account. If this woman flakes on us, the chain will collapse, and the worst thing ever would be to lose all that money - we would have to put our whole lives on hold! :eek:

    That just can't happen :(

    I'm glad everything is going well for you.

    I also used Natwest and they do have an annoying habit of losing things. The piece of paper we signed went missing and held it up for 2 weeks (the most important piece of paper in the whole application) and somehow a member of staff lost my tax return in thr hourney to the photcopier and back that took no more than 5 minutes - I was mad.

    That said everything else has been fab. Sureveyor was there in 2 days.

    My mini diary is as follows:

    March/Arpil - Start looking for houses
    September 8th - Finally find a property we like, offer accepted next day and process begins
    After September 8th - 6th October - things going as normal
    October 6th - Get back results of survey, house needs work and will look at renegotiating with vendor. Also looking at more properties to keep the ball rolling.
    October 6th - now - Annoyed at the universe for robbing me of £750 for a survey on a house that I may not buy despite the fact it will save me far more if we proceed and renegotiate or had've bought without a survey. God i'm tight!!

    No offence to your seller, but I don't understand why some people can't just let things be. She had no need to go and visit her seller on a Sunday morning and tell her what was happening. She could have rung her tomorrow, or let the solicitors handle things as that is what you are paying them hundreds of pounds for.

    And on top of that you now have the worry of losing £17k to sleep on and there is nothing you can do for 14 hours! All because she couldn't wait a day or so. I really don't know what is wrong with people like that sometimes.

    EXACTLY how we are both feeling, spot on, thank you! As far as we know we haven't actually exchanged yet, the cheque hasn't come out of the bank but I'm hoping our solicitor will lean on the her solicitor and so on, so that we can get things signed at the other end of the chain. we need to know that this lady is serious about selling or we are out, it'll take ages to save up that money again...
