    i was more thinking that once my landlord has killed me, my girlfriend will be able to get the puppy she has always wanted. if given the choice, i think she'd go for the puppy, but the clause is cunningly drafted so that it only kicks in if the landlord kills me, and not another tenant.

    And the lesson is "always read the small print before signing"

    It is pro-tenant legislation that meant he was bumped off in the first place. If the law allowed him to be evicted the LL would have done that instead.

    I think this case highlights a good issue - its alright having the law on yourside but if it doesn't protect you what good is it?

    Thanks for this post, which highlights an issue close to my own heart. I let out a property which used to be my residence, due to relocation and being unable to sell in time. It has been rented out for two years, and last year I had a new tenant move in. Originally he requested a six month tenancy, then afterwards demanded a 12 month one, saying he would definitely stay for the full year. Having considered this, although at the time I would have preferred to sell and so only commit to a 6 month AST, I went ahead, as the property market in that area was pretty static - and obviously I wanted to keep my tenant. Unfortunately for me, my insistent tenant (who made me amend the contract 3 times to suit his demands), then decided to move out a bit early as per the 6 month break clause, thus leaving me with an empty (not to mention dirty, the cheeky sod) house... the mortgage of which I am unable to service without tenants.

    If only I'd thought to kill him during the first 6 months of the tenancy, before agreeing to the 12 month extension, I would be home and dry by now and not had all the bother of a picky tenant. I am certainly going to bear murder in mind if the next tenant causes any bother. Or perhaps just stick with your torture suggestion.

    This was not a LL killing his tenant - this was a business deal that turned sour.

    However 'Nick' operated in different times and made his money a long time ago by some very dubious tactics when it came to tenants.
