Beanielou- I am sorry to hear that you have severe mobilities, this is unfortunate and I wish you all the best, however 2 heart attacks, 3-4 heart operations a year, blacking out down stairs and in roads weekly, and having to be watched constantly when doing anything remotely dangerous like cooking or bathing my son doesn't exactly fill me with exuberance.
Spendless- As far as I'm aware a deposit for a house is no different to a deposit in any other purchase, if you don't pay the balance you lose your deposit.

Hi, I suggest you take the time to apply to the access to learning fund as they have a budget to help with long term shortfalls as well as short term emergencies (at least at my uni they do).

. I'd be tempted to ring the solicitor and explain the situation and ask if you are able to back out at this late stage and if so how much money will you lose.

I dont know but I would expect the lender keeps it as their 'compenstion' for you not taking out a loan you'd committed to. If anyone knows though please advise! To be honest, I dont want rid of the house. Its been really hard getting on the property ladder, can't see how I'll get on it again if I take a step back. I want to find a cheap way of doing it up to make the £10-20,000 I need to move back to my home town (prices are much higher there and cant afford it just now)
Also by ridding myself of the house, I'd be paying out £450-500 a month in rent, plus bond. And thats if anyone with a nice house/flat will even accept a young girl with a 2yr old!
I can budget £6,000 to do house up, £2,000 of which being kitchen, any ideas? I also need a new fire, its currently a hole, this Ive put £600 ish (nice fire cheap surround) £600 carpets throughout £300 decorating (do most myself) new boiler/fitting £900 tiles and tiling-£400, bathroom £300 and £900 contingency. Budget for some things is higher than what it'll actually be, like carpets and maybe boiler.
Luckily its structurally sound and doesn't need a new roof or anything like that!
Any idea's for cheap kitchens/fires/carpets would be appreciated!0 -

The buyer would get her deposit back, afterall its her money that would go towards reducing the amount of mortgage she needs.
The money she wont get back is the land registry search fees, and any mortgage arangement/booking fee. Thats all she should lose, but the £9000 deposit is still hers, no one can take that.
If they didnt give back deposits, and IF I'd pulled out of my deal before it went through, that would have meant I would never have seen my £37,000 savings again. Hmmmm riiiight! I'd be standing for that wouldn't I???? NOT.0 -
Well then what on earth is the point in having a contract if you can get out of it if you decide against it and get your deposit back??! In signing the contract you are committing to buying the house-only then do you pay your desposit. So you can say a week later, Ooops! I want my money back!?
This is probably why you don't pay your deposit until signing contracts!0 -

ETA - just found thisYou and the seller each have a copy of the final contract which you must sign. These signed contracts are then exchanged. At exchange of contracts both you and the seller are legally bound by the contract and the sale of the house has to go ahead. If you drop out, you will lose your deposit.Highest Debt (Sept 04) -> £41,300Debt Free - August 2006!!

I also get the same rate of DLA as yourself and wish I could do a fraction of what you do. My husband is my FT carer, plus I have help from my council.
You are doing very well dealing with everything as you are and I wish I had some of your energy:D
Please remember though that DLA can be stopped at anytime, so is always wise not to use this as an income source when financing purchases as this is NOT guaranteed.
