    I found a good broker! I got my mortgage on a self-certificate. But that was on the assumption we had me now ex's financial contribution. He couldn't have anything to do with the mortgage because he's virtually bankrupt, think he's filing for it at the moment although I don't care anymore.

    I can just about make my repayments but Gas/elec...a life! Going to struggle, I have my uni grants, Higher Education Grant and Parents Learning Allowance at the moment and student loans which amount to about £3,500 per term, only I used up January and Aprils terms payment for my deposit on my house :-(

    The thing is even if I didnt have my mortgage to pay, Id have to pay rent because I'm not entitled to Income support, therefore I'm not entitled to Housing Benefit, so the way I see it, if its coming out of my own pocket, Id rather pay £460 a month to my mortgage than £500 a month to my landlord!

    An escort? Hmmm... now how would one go about that!? Are there escort jobs where you don't have to have sex with anyone, where you do genuinely just keep them company for the evening!??? lol

    You'd have to have sex, a friend of mine did it for a while. I'm a student at the moment and the thing I can't understand is how you've been in the position to buy a house? It's a huge financial commitment to undertake when essentially you have no guarenteed income for a full time workload.

    Furthermore renting should be cheaper anyway seeing as most universities provide specialist halls for students with kids (Plus should you be unable to afford rent the uni is legally obliged to provide you with housing rent free)

    Nicola, I was joking although wouldn't rule it out if there was genuinely an agency that literally escorts men on nights out and nothing else.

    Its different being a student with a child-I got £600 a month just in CSA and tax credits which single students wouldn't get. I looked at the campus accomodation and it was awful. People can call me a snob til the cows come home, but there was no way I was forfeiting my dishwasher, washing machine, and 3 bed house to live in a basic flat with a white garden chair as a settee and a cupboard for a bedroom. It was as basic and it gets, and would cost about £350 a month- my mortgage is only £380 if I put it at interest only.

    Can I re-iterate for 100th time that I wouldn't be in this mess had I not used all of Aprils loans/grants on the deposit and come October I'll get another £4,000 in loans and grants which will pay my childcare etc. The reason I'm skint is because I received money to pay my childcare but used in on deposit (not knowing OH woukd walk out) and now I have to pay £440 a month in childcare until October fom my own pocket.
    I do have a guaranteed income, well as guaranteed as anyone's income is-obviously anyone could lose their job. I have £1300 a month plus £12,000 a year in loans and grants. However I cant wait til October with no kitchen or central heating hence this thread- need to do it as cheap as possible!!

    I know you want perfection but could you buy a secondhand oven (or even a Baby Belling) and a table and chairs for now for your kitchen? You can prepare food and eat at the table. Then start saving for nicer stuff in the kitchen. Most people will agree that when you buy a house you have to put up with a few things you dont like.

    I lived without central heating for 2 years when I first moved in here (with 2 children). I had a couple of plug in heaters that went with me from room to room and an electric blanket.

    Yeah I'll get a cheaper over than I originally planned- you can get quite reasonable ex displays and sale items off the net, but I couldn't live without central heating?!?!? How on earth did you cope?? I'm awful I cant even get out of bed now in this weather without the heating on!

    I'm not arsed about me not liking something, so long as potential buyers aren't going to be put off! Hence need to allocate most of my budget to a kitchen cos Ive heard plenty of people say you can tell a botched up job a mile off! I think nice worktops, a good fitter and nice cupboard doors will do it and use the cheapest casing available. I've allocated about £1800 plus £300 for fitting (hoping to get someone on benefits to do fitting since they'll be happy with cash) I probably shouldn't have said that, I'll now be slated for encouraging organised crime and before you know it I'll be on a par with Bin Laden in the most wanted pages!!

    Not sure how much to allocate for the fiting of a boiler and a gas fire though?!?!

    If you ask in the "in my home" section theres a subsection something like "hows this price" or something like that. You could ask there, lots of builders/ plumbers etc seem to post.

    re the bar work, what would you do about childcare as I am assumming this would be in the evenings. Here you are lucky to find a day nursery that is open after 5.30 and also the childminders that I know all have cut-off times at around 6pm.:confused:

    Incidentally, and Im really not trying to stick the knife in here, but have you not had quotes for this kind of work before proceeding? How do you know you can afford to have the work done if you havent had the quotes?

    It isn't open past half five?!?!? It opens at 7.30 and closes at 5.30. I was thiking of working Friday night only (thats £40-50 after all including tips) when my son goes to stay at his granny's.
    My childminder before I moved here was pretty good, she'd have him whatever time I wanted so long as I paid her! Im considering calling her and asking her to have Oli overnight on my 21st, since my usual babysitters- my inlaws and my mum will both me at the party!

    Lynzpower- I have an idea, based on what my mum's paid for doing up all her properties. I know she paid the kitchen fitter £500 cash for a large kitchen, and £200 fotr changing a boiler (The again, she's 6ft with long blonde hair past her bum and used to be a model once upon a time, perhaps they just fancy her!! lol)

    If I run out of money I just stop. If Granny accepts my business plan I'll have £6,000 to play with but I thik I ought to allocate plenty to kitchen-I know myself that this is the area that would make me buy or put me off a house if I was looking for something ready to move into x

    I had a new boiler and central heating installed up stairs and new radiators down stairs fitted last August and that cost me over £4K. I would have had to find another £800 if not more to have a gas fire fitted. As the fire that I needed was a balance flue and anything decent is around £500 and a couple of hundred for fitting.

    That is why I am so interested on how to do a whole house out including kitchen and bathroom and carpets for £6K in total. As that would leave me less than 2K to get a kitchen and bathroom and all carpets done.

    When I had a new bathroom installed in my flat before I sold it, cost close to £1k with having someone else fit it but that did include bathroom suite, tiles and paint.
