Abode and Beaumont Legal

  • Do yourself a favour, do not touch Beaumont Legal with a barge pole!! They operate like a factory shop, bid low to get the business but provide in my opinion a very poor service. My experience was that emails went unanswered, queries I raised about my house purchase were missed, some of the building regs evidence from the sellers didn't tally and Beaumont Legal didn't pick up on it! When I tried to speak with the partner dealing with my case I was constantly told he was unavailable or out of the office. I wish I had spent a bit more and had the peace of mind of a local solicitor who provides a more personal service.
  • We are about to complete on our purchase tomorrow - our solicitor who I will not name but those of you who have been with Beaumont legal may know of has not been helpful at all.
He is very blunt and seems like he can't be bothered to speak to you when you ring to ask a question. If you email instead with a few questions you get a one sentance reply. Not helpful at all! They didnt even want to see the Homebuyers Report!

We complete tomorrow and I am so happy that I only have to speak to them one more time when they ring to say its all done!
I would not reccomend at all - our solicitor posted the contracts etc to us on Friday (1st class - they dont use recorded delivery) and they didnt arrive until Tuesday! Not great when we are completing tomorrow!
  • As a follow up to my previous post, I'm working with a female solicitor from BL, her intitials are BC, she is excellent, really easy to contact and replies to my emails very, very promptly, answering all questions well (and I'm asking a *lot* as a first time buyer!). We've not completed just yet as there have been complications, but are nearly there and I have to say BL have been great.

    Dont' use Beamont Legal!!!

This firm is a biggest bunch of idiots i have ever used.
They never answer the phone. You leave a message which is ignored. They dont reply to emails either.
We instrcuted them over four months ago to buy a house which is empty with no chain. Its now just over a week before Christmas and want us to complete on the 22nd Dec!
They lie to you saying they are still waiting for documents from the other side when infact they were sent them several weeks previous.

House moving is stressfull enough without these muppets added to it!
    AVOID!

  • I would not reccomend at all - our solicitor posted the contracts etc to us on Friday (1st class - they dont use recorded delivery) and they didnt arrive until Tuesday!

If they did use RD the chances are that the postman would have tried to deliver when you weren't in and it would have taken even longer because you would have had to go to the depot to collect the envelope. If there was a rush I wouldn't use RD for that very reason. More sensible to have e-mailed stuff to you so you could print it out, sign it and post it back. I am not trying to defend them but I am not sure that that particular point was a valid criticism.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

We completed on our no-chain sale in October and we were shocked at just how bad they were. I have a legal background but am not a property specialist so we needed to instruct people with more expertise. I think I have a rough idea of how these things should progress and how solicitors should behave and I was not impressed at all.

Emails went unanswered, not just for a few days but full stop. When I called, the solicitor was off-hand and tried to get me to pay an expediency fee to ensure he dealt with queries within the timelines set out in their own terms of business. They were very, very slow at every stage. There was one particular issue that had cropped up when we bought our house a few years back. Knowing that the new buyer would pick up on the issue too, I sent all the documentation and an explanatory letter to the solicitor. This was ignored and when the buyer did raise the issue, Beaumonts contacted the Land Registry totally unnecessarily because they hadn't looked at the documents. They also made several requests for documents we had already sent them. In fairness they didn't charge me extra for this, but it did cause the process to slow down even more. It genuinely was a straightforward sale and I had been pushing for a quick exchange and completion but the whole process took 3 months.

They are cheap but possibly for a reason!
  • We are using Beaumont Legal - due to complete on our house purchase on Friday. They were fine up until things started getting tricky within the chain - then it was unanswered e-mails, etc. We eventually got assigned a different solicitor (initially were assigned to Anthony Bastain) - although we didn't ask for this reassignment.

However, once we were re-assigned, the service improved again. It was a bit odd as sometimes they were completely on top of things, e-mails returned promptly, etc, and other times it was difficult getting in touch. Phone calls worked much better than e-mail overall.

Overall, they were very hit and miss but they were also dirt cheap. We continually chased them which got a bit annoying, but for the cost, I was satisfied. Felt like I got what we paid for.
  • Beaumont Legal were excellent in my experience - as some of Richard Webster's posts say they are registered with the Law Society and don't need to be on Companies House. It seems that some people posting feedback try to get too involved.

If you want a Rolls Royce service and wish for your e-mails to be replied to instantly then perhaps paying an hourly rate would work - alternatively, I got the Rolls Royce service from Beaumont Legal by trusting them and letting them get on with their job

We are not ready for engaging the legal services yet, so we are looking at various firms etc. for when our property has a buyer. I'd already looked at the listing & feedback for Beaumont Legal from Martins link, and after having read the comments on this forum, I sent an email to Beaumont Legal to ascertain their location & costs. Their replay was swift, being proceeded by an acknowlegement that my email had been received. They are based in Wakefield & their address etc. is, Beaumont Legal, Beaumont House, 1 Paragon Avenue, Wakefield, WF1 2UF.
    Direct Dial: 0845 122 8082. Tel: 0845 122 8100. Fax: 0845 122 8101

Their reply confirmed their charges, but as we are not local, they required an up front fee of £11.75 per person to establish our identity. I have doubts about using non-local services, as I prefer the face to face approach (for when reading them the riot act) ;) but that's for the future.
