    Thanks to you and aimzrabbit for explainging that about the credit search thing .

    Its not easy is it, i try to relax, but i cant, we are not just moving for movings sake, if you know what im trying to say, its a necessity really, as im sure it is for a lot of people. :-)

    Have you heard anything yet ?

    I have been totally honest ,its just the waiting thats hard ,like you i feel that my broker and packager are excellent but its not knowing what the lender will say. Did yours go to the underwriter ? or is that the lender it goes to after the packager, its all so confusing .

    Sorry to read that, should you solicitor not have got a copy at the same time of you, have you got a completion or moving date yet ?

    How come you are so convinced because its the 17th they wont release funds ?

    Just had an offer for a client by email. It took a looong time but we got there.

    The key here is patience, honestly there is no pint chasing Beacon as if all the thousands of clients on any given day do this, it just stops Beacon actualy progressing cases.

    Your'e right on that. I find 2 people with the same set of circumstances react very differently. One takes it as it comes, the next (about 1 in 30) is a control freak and have this notion that 'if it was'nt down to them knocking heads together, nothing would get done' - ha:rotfl:

    You made me chuckle with your posts, I would be just like aimzrabbit, i think im going to go bald if this carrys on much longer hehe :-)

    I just wanted to say ,when you are so close and theres nothing happening, you just feel useless, and one famous person on the tele, said that if you dont push then you dont get anywhere .

    I know it might not help, but it makes the individual feel like they are doing something, i just feel useless at the minute, and im sure like a lot of people, i really do have to move for my own sanity :-)
    I cant believe that Royal Mail is so all over the place ,its just my luck hehehe :-) deep breaths needed hehe :eek:

    You probably would hate me as a client to hehe :-) Im nice with it though :-) :A

    Once the valuation is back and they feel they have all the supporting documents for the case it will get submitted to the underwriting queue which is currently 1-2 weeks. If its been done right then fingers crossed you get a mortgage offer straightaway at that point. There is still the possibility at that point that the lender will also instruct an audit valuation at their expense to "double check". This happens automatically on about 1 in 10 cases and also where the valuer has not been able to give satisfactory comparables within the lenders criteria (this is common just now due to limited comparable sales data).

    Realistically you are probably looking at a couple of weeks minimum to exchange.

    Your broker should be able to tell you all this though?

    I note that your in Glasgow, as scottish law is so much different from english law I have a date of entry to go by, end of October I know it is a while away. I have still to get my audit valuation carried out this is planned for monday so I have to say that Beacon have been very quick with my process. My worry now is that I hear that funds get used up by the middle of the month, does that mean that when my sol applies for the money is may not be there for me? I thougt that if you have an offer it means that the funds have been reserved? Sorry just using a firm like this worries me a bit that I will not settle on my date of entry and it will end up costing me money? Thank you for your help.
