i disagree each packager has there own allocation of funds so for you to know for a fact that all 14 packagers have spent their funds is wild speculaton

what your really saying is that your particular packager has used their allocation up.

Oh right, excuse my ignorance, I think "wild speculation" is a little dramatic though. I stand corrected, & my name is Carly.

@ Silly Sue - fingers and toes crossed for you hun

  • Just spent 20 minutes typing out here, and it all got deleted?!! Really having the worst time of my life ever, I have been currently waiting for beacons for over 3 months, and each time they keep coming up with a new excuse, we need that or this and we have ran out of funds, twice they have said that, even tho we have sent everything they have asked for, and even got recorded delivery, they still denied recieving things, when we knew for a fact they had. Wot makes it worse is I am 32 weeks pregnant and due in less than 2 months, and we are still without an official mortgage, i feel angry and upset and am stressed beyong belief, currently living at parents house, theirs no room, and im in tears most of the time, feel so sorry for the baby, its really doing me and the baby no good at all. I have got nothing left in me. Me and my fiance are on the verge of breaking up because of all the stress, I just cant cope with this anymore, partyly blaming him as he has a really poor credit rating and we have no other option he says, I have an excellent credit rating but with being pregnant cannot get a mortgage on my own. Im beyond dispair...........
  • I am so upset with beacons soicitors, because of their incompetency, we and my fiance afre on the verge of breaking up because of the stress they have caused. Promised a mortgage and 14 weeks later we are told for the 2nd time they have ran out of funds, we have now paid for 2 surveys, paid for recorded deliveries, to which they say they have not recieved when we know for a fact they have as the post office has told us. It seem sto be one thing after an other, to top it off I am 32weeks pregnant due in less than 2 months, and our mortgage still is not in place, I am so angry, and in tears most of the time.... Not sure how much more of this I can take......
  • Nats I feel so sorry for you. It must be awful going through all this pregnant and knowing there is nothing you can do. On a positive note, it sounds like you already ave a mortgage offer in which case you will probably have that honoured, it just might take another month. Try not to take it out on your partner (near on impossible I know) you need each other in times like this, I'm sure there is a light at the end of the tunnel, just take a deep breath and we'll keep you posted to our situations, if it all goes well for us, you'll know it'll probably go well for you.
  • carly sorry for the wrong spelling of your name!!!

but having been through the whole process since june i wanted to provide some support to the thread

a few things that confuses me is that some people posting that their solicitors are refusing to exhange conracts until b legal have sent the funds

i asked my solicitor to get b legal to put in writing that funds were available and we exchanged knowing that we was in next months funds

  • i asked my solicitor to get b legal to put in writing that funds were available and we exchanged knowing that we was in next months funds

I tried to get my solicitor to do this but she said that's not the done thing, I think she's a bit useless!!! I really wish she had, it would have made these last few weeks (and next 6 days) less stressful to say the least. What time did your fund come through on day of completion out of interest?

  • my solicitor said that once b legal gave written permission she exchanged as it was binding if b legal messed about after this she would have b legal struck off with the law society

we exchanged 10th october with a completion date friday 6th november ..the funds were in her account thursday 5th november

    hope this helps folks
  • My solicitor said exactly the same as yours Sue,
Security expert, sounds like your solicitor was a bit good!! Must have really put your mind at rest. The funds came in the day before completion?? I asked as I was wondering whether they came in before 12pm on day of completion otherwise my solicitor said we have to complete the next day!! I thought 12pm was a bit early!
