    Good bit of research Rob.

    Even uber landlords like Tassotti would accept that new build flats are a short cut to quick losses, though.

    By the way, I was looking at a luxury development in Essex. No flats, all 6 bedroom detached properties.

    One place had been bought in 2001 for 485K and sold this year for 515K.

    Now given inflation in the market as a whole that's a whopping loss.

    I have been reading this thread with interest as I too have several properties and have bought some over the years for my grown up kids. Some have made more money than others and some are still making serious money, but it is undoubtedly true that the market has changed and the young proffessionals who were renting 5 years ago now own their own portfolios, and good for them! Some of our properties we will keep for many years, others we sell as soon as they complete ( having bought off plan)...but today the prices of off plan properties are dropping as soon as they are ready, so this is no longer an option. W e are still getting good rents in central London, Manchester and Liverpool although I do agree that Manchester and Liverpool and now very over developed. We have found the east end of London very much in demand.

    Was it just me or did she just say "dishwasher & washing machine"...while pointing to the stainless steel cooker!!!! :confused:
    Debt at highest (November 2005) = £35,856

    Debt currently (August 2006) = £20,790
    &More £1,530, Egg £6,800, HSBC £3,760, Egg Loan £8,700

    Interim goal = £23,400 (Target: February 2006, Missed but acheived May 2006)
    2nd Interim Goal = £15,000, Target October 2006
    Debt Free Date = February 2008 BUT I'M GOING TO BE TRYING FOR SOONER!!! :p

    My son made a great profit on his first property 10 years ago and went on to invest in BTL. He now has 13 properties. He only ever buys off plan and usually a 1 bed new house and always they seem to vastly increase in price. He never seems unable to let them. With the collateral in all properties he bought a house to renovate which having been renovated sold in 3 months and made £50,000 profit.I am a very proud mummy.

    Right, I've just watched the program and it was a confusing mix of meaningless waffle and soundbites with some serious info buried in it, maybe to make it seem more trustable.
    According to Kirsty, investing in the wrong place could give you a "headache", is that an "achey wachey lickle head ache" then? Make the wrong decision and you could end up with "a slow burner". So the worst outcome would be a slow growth rather than a massive growth. For every hot spot "independant market advice" predicted a 30,40 or 50% growth in the next 5 years.

    Kirsty is quite cute though I suppose. Phil must be older than 24?

    During the adverts I checked out "house doctor" on CH5 and a stupid bint didn't want to change her house, despite asking £285K for it and it needing renovation.

    Randomly, I also checked out Andromeda and I've got a crush on one of the women in it.
    Which was nice.

    "Choose Life" bit was priceless. I couldnt see Renton or Begby in a drug-fuelled epiphany going " you know what, I'll get a BTL investment"
