I really don't know where to start.
Start with a cuppa and a chocolate biscuit hun. Then do 15 minutes of sorting the clothes away and get the kids to start on the toys.The birds of sadness may fly overhead but don't let them nest in your hair0 -

- binbag dance
- find 25 things to ebay/sell/freecycle..can't do
- photograph said items.. run updtes for turbolister or auctiva.. whatever you use can't do
- Wash any neglected bedding done
- clean out smelly pets done
- Wash any filthy windows
- Clean the porch done
- shine any mirrors done
- Fill a binbag for charity shop done
- Sort through a toy box.. get rid of anything broken or outgrown done
so sorry for you jo . you are coping so well x- HH-something of your choice.. study or gardening.. not sitting! lol
- deflea and pets if they need it.. I forget to do mine frequently until someone gets bit
- Clean out the car!!!!!

jo your ex should be paying. I think given what has just happened, you should give him a choice to pay voluntarily, and then if he wont then go to CSA.

beki my friend said this when I was selling and its true, that people make up their minds when they first walk through the door, and later make up reasons for not buying, because they don't really know why - its instinctive. We had people saying they weren't buying because it had a downstairs bathroom, and I wanted to scream "it says that in the details" but it was just an excuse. The right buyer will come.

Thanks I will! Only DD1 is in bed after a gigantic tantrum in church, and DD2 is 23 months and gets things out as fast as I put them away!!Please do not confuse me with other gratefulsforhelp. x0 -

The other thing you need to remember is that most people don't have the imagination to see the potential in a house, so if it isn't decorated to their taste, or presenting a lifestyle that they aspire to, then they think it isn't for them. I read somewhere (no idea where) that people are often seduced into buying houses forgetting that the lovely furniture and well-behaved children won't be there when they move in, and that the stunning garden will soon turn into a jungle if they aren't able to maintain it.
Hopefully the EA will be asking buyers questions and will know them so can suggest options on how they might use/change the house based on their aspirations - but if you're doing the viewings, finding out about hobbies/taste might be useful... then you can say things like 'we always thought this room would make a great cheese-making room' or 'I've always wanted to paint this room orange and purple, as I think it would work really well with the shape/size of the room' etc...
Hope you don't find it too stressful having all the viewings, and that the flying is helping!0 -

that is so true ..when we viewed both the houses we have bought i fell in love straight away and put offers in the same day and also the lady who bought our first house didnt even view it .the for sale sign hadnt gone up but it was put on the internet the same day it was valued etc and sold that evening .the sstrange thing was both houses we bought were about to be taken off the market due to time wasters0
