That's on top of the deposit. The deposit was held with their solicitor throughout the process so was simply returned. Deposit was £25k

Re another post. I will indeed post the refurb! We're picking up the keys next week (can't get there before then) and will take some 'before' photos. Whilst I'm in town I'll also sneak a photo of their place so let you all have a peek ;)

I am back from holiday and time away from the PC and have read the recent posts and am so pleased for you. Words can never fully satisfy what you must have been through. Good luck in your new home. My wife is a great believer in fate and has told me to tell you "What is meant to be will be"

  • Personally, if I was in your shoes I would not. They have given you a lot of grief, but eventually the problem was resolved to your satisfaction. I think that they have a right to their privacy.
I agree with this. Sounds like you live in a small community. If you start bad-mouthing neighbours on the Internet, expect their longtime friends to retaliate. You've got what you want, so get on with your life. Bad karma and all that.
    Been away for a while.

It is on here. I'm quite proud of being able to say 'Maesycrugiau' with reasonable correctness, but as I shall never live there now, it scarcely matters

Round our way, we have Woolfardisworthy, which is, of course, Woolsery. That's quite enough to be going on with.

I don't think that in this particular case it's something peculiar to England - in any country in the world, however simple or complicated the house buying process is, if at the end of the day the seller simply refuses to honour the contract and vacate the premises it's not going to be easy to sort out.

But it seems that when exchange of contracts and completion are (as is normally the case) it gives a bigger potential to this kind of shenanigans which is outrageous!

Oh they were absolutely hoping for a profit - we had those whinges relayed via the EA on several occasions but our position has always been that you can't expect a buyer to bail you out if you bought at the top of the market and sell at the bottom - that's your risk. I too bought at top of the market and if I sold right now would lose approx £30k...which is why I'm renting it out, not selling.

They had the choice - they decided they wanted to sell and move to a nice, shiny new house and they accepted an offer which was lower than original purchase price. They had plenty of time to consider all these factors before exchanging contracts...and it seems they didn't.

It does enrage me because it seems to me that it's symptomatic of the general lack of personal responsibility around these days. Too many people expect others to clear up their mess or bail them out when they've made bad choices - in this case it appears that they expect us to walk away nearly £5k out of pocket because they've had a change of mind. That's just not happening and every hour which goes past I'm more and more inclined to go after them so hard they'll learn a lesson they'll keep for life

This is what infuriates me also, my brother had let his flat out on a 1 year contract to someone. 3 weeks in and they want to move out and cancel contract. The sums involved wouldn't make it worthwhile suing probably and the tenants don't have much funds to take anyway, but this lack of responsibility is so annoying and its always the good guys and gals who end up suffering in my experience.
I'm proud of my advice, if others want to look I say enjoy the show!
