re-wiring whole house - how much ??

  • I would get a few more quotes, sounds about £1000 too much for what you describe.

    Do you think its expensive? - the £3400 does not include sockets which I have to provide and I would have to arrange to plaster the chases.

    I think there are is at least 400metre runs of 2.5mm cable and 300metres of 1mm cable along with 50metres earth cable.

    There are no stud / hollow walls however, all walls are of solid brick construction - The other quote I had was £4,500!!

    What would a good price be (Wales) - breakdown is below

    looking at that list i'd guess without seeing it £2500 tops would be more realistic all in but that wouldnt be re plastering.
    that would be certified and up to current regs.
    done a couple recently, 3 bedroom void property with a cellar £2250 and a 2 bedroom property void £1950 all in.
    being an empty house makes a difference to the costs (easier work!!!)

    !!!!!!, no wonder this industry is in the state it is with these stupid prices.

    My last rewires were a bungalow at £4K and a 3 bed house at £6K, both un occupied.

    People come on here asking about their quotes and wanting to get it cheaper, only to come back a few weeks later moaning that the work was poor.

    How do you know if your house actually needs rewired? I have just inherited my old mothers house and I'm doing it up from empty. I want to get everything that needs done now while it is empty.
    The house is an upper of 4 in a block in Scotland. 2 Bedrooms, Bathroom, Kitchen, Living Room. Wooden Floors and plenty attic space. The house is about 40 to 50 years old with probably original wiring.
    Not had any quotes yet but it would be good to know what I should be looking at so I'm not over charged.

    We are getting our house re wired end of July for around £4k - we are ok about the price as never had much work done and as we need a full redecoration/new carpets it makes sense to rewire now.

    This is including a sep fuse box in the garage and that being rewired, outside lighting/security lighting, a new shower unit and lots of additional sockets as this 1960's house a 3 bed semi - has a very poor amount of sockets - got extension leads everywhere! Lots of furniture/belongings too.

    We have gone with a sparky we really got on with and he came across well, fully qualified, local guy who is registered with the local council and does some work for them, he is approved by Age UK/Council and CRB'd etc. He has said 6 days approx for all the work and has 2 other sparkys working with him now.

    I live with my parents - house will be occupied by me but parent's going away, I will be at work 8-5 so they will not have me there in the day, but I'm only a few miles away if they need anything.

    Need to ring a plumber he has said to speak to as we need a whole new shower surround. Also need to book decorators and get new carpets eventually.

    Ideas of kitchen being revamped on hold until next year - only so much we can cope with:rotfl:

    Really hope me and the pets don't get too dusty/stressed during the week and I can make it look as tidy as possible for parnts returning.

    Most concerned that I won't have a shower for the week, possibly longer - think I will have to start using the local gym on a pay as you go basis to get a shower! I somehow feel the bath might be full of tiles/rubble/dust.

    Really hope the new shower does not mean a whole bathroom re tile and seriously hope we don't lose loads of tiles in the kitchen.

  • We are considering buying a grade 2 listed 4 bedroomed cottage which will require a total rewire. We live in Suffolk. Any ideas what it will cost please?

    I'm about to cry here. sorry for hijacking or piggybacking on your thread. We are trying to get a 110m2, 3 bed house done up in France (urban France so always more) but the electrician has quoted 11 600 euros for a total rewire, new mains box, new radiators (electric), removing the gas line and boiler so it's all electric, and then putting in the usual no of plugs and points for lights, kitchen appliances etc. Plus rewiring the garage with a single light and plug point. The current wiring has been condemned in the diagnostic report as dangerous. It is from the 1960s and much of it is exterior to the upholstery the owner has stuck and stapled on his walls (which is another expensive redo story......).
    We think it is exorbitant, but it's part of an overall gut and do up job (which we thought would make the electrician's job easier as he can make as much mess as he likes?). We were working on about £4-5000 based on London prices.
    Do you think we should insist that it's a rip off?
    Are electric radiators THAT expensive too or do cheaper ones work just as well as the thermostatically controlled ones?

    Yes, it sounds extemely expensive! Perhaps the French sparky speaks English and you pay for that?

    nah 10 k is norm for france why
    well their industry is not ruined by 5 day wanna be so called sparks
    people respect trades there
    customers pay for and get quality
    the work lasts for years
    the artisans are sklled not like the new breed of pony sparks here!

    i work in france and the uk and the difference is refreshing, if you want a good rewire for a 3 bed semi in uk then expect to pay 4 k or the work will be poor! ( areas of course vary)
