Hi Hypno - That's the word that's mostly used to describe my good self - maybe its a consequence of spending too much time out there in the garden

This one has been on the market for a while, but would def be on my list of "walk to work" properties - no need to worry about running cars/bikes/missing buses.........it's in my fave part of town and ticks all the "practical" boxes.
