lost buyer after 5 months!

    Unbelievable this!

    They called, or at least the EA called. (No doubt the vendor's were too embarrassed after saying that it wasn't the money it was the chain.)

    Since offering us a position back in their precious chain for an increase of £10k, another buyer has flown back to the scene who last saw the property last April. He today phoned on the off chance that it was still available and is prepared to beat the new price by a further £25k, claims to have a buyer but to be in a position to buy without selling his property. So much so he is offering a £10k non-returnable deposit! I vaguely know who this person is, and I know he has had an inheritance recently so it does stack up. Apparently, out of a sense of loyalty (!!!) we have first refusal at a premium of £35k on our original agreement.

    I told the EA I hadn't replied earlier because I wasn't paying £10k more so on principal so his other two buyers could fight it out. He asked if I would sell my survey and searches. I said I would for £20k, actually I'm not sure if I want to help this chain.

    Remember the lady who was holding the chain (my chain) up waiting to complete legal work? She has now found a house she would like to buy instead of renting - I wonder if she'll hold up the chain?

    So glad I had decided to house 2 before I got the phonecall.

    Personally if I had gazumped someone to the tune of £35k I would offer to pay their legal costs.

    this is either lies or pure insanity.

    either way, I'd be running not walking away from the situation.

    if they offer you a fair price for the survey and searches, that would be nice though.

    The house is in a popular village, on the green belt, amazing transport links - M25 and 20 min train ride to Kings Cross. When houses do come on the market they get snapped up.

    The surprising thing is at these prices people generally have a long chain rather than being cash buyers.

    something does not add up. why do they keep coming back to you when they keep getting these fabulous offers.

    something very dodgy here. also, are you telling me that the estate agent has not valued it properly and now they keep getting these wonderful offers above the asking price.

    no matter how desirable the house, you can always be sure that the estate agent has overpriced it. so to get an offer 35K above the asking price is very unusual in this climate

    do you think they are trying to emphasise to you how desirable this house is so that you can up your offer for this house. maybe you are the only buyer who is credible and whose figures stack up.

    why not ask the estate agent outright what is going on and why they keep messing you about.

    They are actually only £10k above the asking price. An asking price that was set in November and prices have moved up since. They have two potential buyers. The first claimed to be a cash buyer then it turned out he was under offer, then said he may do a BTL. The second claims not to need to sell his property, but has said this before, he is also supposedly under offer. Do a really want to get in a bidding war with this lot? NO. Let them carry on their nonsense. If they get to the point when the woman who has been delaying for months finally wants to exchange then they can either sell to one of these chancers for a high price or they'll come back to me. If they come back to me it will be at the only price that I've ever agreed to. I'll then know that everyone else was not in a position to move and can stand firm on my price.

    You know I really am well out of it. I now have a new buyer and a new house to purchase where the vendor wants to move to rented accomodation as soon as possible.

    Yes, I dont think an offer is worth anything unless the person making it is in a position to move.

    Our vendors tried to use a higher offer from someone who hadnt sold as a bargaining tool with us, but we had no chain so were in a much better position.

    Is your vendor genuine about moving into rented? Thats what our vendors said and then changed their mind. they didnt hold things up unduly so we didnt really mind in the end but would have been well p*ed off if theyd taken months over it.

    Reviving a dead thread i know....

    But would it now be tempting to get a friend to contact their estate offerings an additional £20K, but obviously not taking it any further... Would be good to make them lose their new buyer (assuming they have one) :D But then i'm quite a vengeful sort of person...
    A bargain is only a bargain if you would have brought it anyway!
