Major developments over the weekend!
Buyer number 1 who has pulled out 5 months down the line and a week before exchange is definitely out of the picture. :sad:
Buyer number 2 makes an offer yesterday -same offer as buyer 1 (we told them thats what we needed to keep our purchase on track), but with no EA commission.
(they found us by leafleting the street).
They have a buyer who has a buyer who has a FTB, so a chain but doable.
Over the weekend house number 1, that we have been waiting to exchange on for 2 months, is shown to another buyer by EA keen to keep his sale intact. They are cash buyers make an increased offer and we are gazumped.
Majorly upset as we have been waiting to exchange for ages and they promised they would wait for us to find another buyer if we lost ours because of the delay. :mad: The owners are not taking our calls! :rolleyes:
House number 2, that was beyond our reach, that we hadn't heard about for 10 days, now needs pushing. As we are saving on EA fees we increase our offer by £5k (the fee saving). They accept :j

That's brilliant. So glad that you managed to find another buyer and another house you liked so quickly and so fortuitously! Now you don't have to put up with the crazy chain with the immovable lady!

NOW - not sure, due to boyfriend going back to uni for masters and now pgce. Worth it in the long run!

I agree, sometimes things fall into place when you least expect it.
I have every sympathy. we have been ready to exchange for 3 weeks and it has been tortuous beyond belief.
exchange should have happened on Friday - but vendor had forgotten to give signed contract for their purchase to their solicitor.
exchange should have happened today - but vendor's solicitor is on holiday today. why didnt he bother mentioning this last week?????
am seriously beginning to doubt my sanity and their truthfullness TBH.
If we dont exchange tomorrow I am going to take the deposit money back and go on holiday with it instead. who wants a roof over their head anyway eh?0 -
Wow silvercar, that whole situation could have been a heck of a lot worse; that's a real relief for you. I hope that this chain moves a lot quicker than the last!

Ready for episode 3?
(Quick recap: see posts #1 and #12 for full story
Buyer 1 gone, fed up of waiting for our chain. Buyer 2 keen.
House 1 had found another buyer, house 2 accepted offer.
All in 1 weekend)
House 1 gets a bollocking from his solicitor (between you and me) for keeping us waiting for 2 months so causing us to lose our buyer and then moving on to a new buyer. Owner of house 1 phones us last night and wants details of our chain to be passed through the solicitors. His solicitor tells him we are in a good position (? 3 in the chain but all keen, is that good?). He phones hubby and says if we increase our offer by £10k to match new offer we are back in! (10k is possible as we have no EA commision on this sale so saving 6.5k + work bonus) In principal I want to tell him where to go but I like his house.
We wonder if there is further delays with the woman in the chain so they have to wait anyway.
House 2 is still on but seller hasn't yet passed solicitor's details to EA. We hope the other buyer of that property has really been turned down and they are not trying to pull a fast one. house 2 is 25k more than house 1.
My gut instinct is to stick with house 2, I don't like people who mess around. But I slightly prefer house 1.

I cant help wondering if vendor 1 is pulling your chain here.
does this other offer really exist or is this just a tactic to get an extra £10K out of you? or maybe their other buyer is not in a position to move at the moment and they figure they may as well try it on with you.
I would tell them the original offer on house 1 stands and give them a (short) deadline to reaccept it otherwise you withdraw permanently.
there will ALWAYS be other houses to buy. stay cool!0
