lost buyer after 5 months!

My sorry saga continues.

A recap: Having found a buyer and a house in November, the chain was ready to exchange in January. All except the lady at the top end of the chain who was moving into rented. This lady could not possibly exchange until she had sorted out some unrelated legal business. Her solicitor told me it just wouldn't be in her interest to exchange before she sorted out the other business.

So every 2 weeks since January we've been told that it would definitely be sorted within 2 weeks, this morning I was told it really could be any day!

2 weeks ago my buyer exchanged with his buyers as he felt they would look elsewhere - he completes beginning of May.

This morning he phones me up to say he's pulling out. Apparently his kid didn't get into the local school nursery so he's going to rent a house as near to another school that he likes. Secure a reception place there for next year then move back to my area. Did I want to exchange now and complete in a years time? (duh)

A few weeks ago someone stuck a note through the door, "looking to move into your road etc". I ring them up, she comes around, hubby comes for a viewing early evening and they'll let me know Sunday!

Then EA phones. I shouldn't consider my buyer as definitely pulling out. They are upset at the moment and may have calmed down by next week!

So by Monday I could have 2 buyers (aaargh) or none (aaargh aaargh).

To cap it all we were getting impatient at the delay on the house we were supposedly buying and put a silly offer in on another house. Didn't hear anything so dismissed it. Today the EA phones to say that they are now committed to selling, would like more money and will make a decision by Monday.

2 houses, 2 buyers or no houses, no buyers!

Tune in next episode!

Well my situation is nowhere near as complicated as that and I feel like I am on the verge of a nervous breakdown, so you have my sympathy.

Up until now I thought I was a relatively stable, well rounded individual, but since starting the whole buying/selling process I have turned into !!!!! from hell, hated by husband, boss, EA's, brokers, solicitors, everyone. :T

It's all in the lap of the housing gods now - wish you the best of luck :D

Oh silvercar! I really feel for you! Why does it always happen on a Friday aswell? You can kiss goodbye to a relaxing weekend.

I have my fingers crossed for you for Monday. Chant the Mantra with me "2 houses, 2 buyers, 2 houses, 2 buyers...!"

Is your house in the catchment area of the school he would like his kids to go to. I am only able to answer for my own area, but here we apply for a nursery/reception etc place the year before they are due to start. So I applied last September for my daughter to start nursery this September. If I wasn't living in the area then I might not have got in, depending on schools criteria and how many kids applied. If however I then moved into my schools catchment area I would then be applying for a reception place this Autumn to start Sept 07. So just cos I didn't get in the nursey doesn't mean I won't get in the school. You can either check catchment areas by looking on the councils(LEA) website or by ringing the school.

Can't offer any advice, but wanted to add my sympathy Silvercar. This housebuying lark is just horrendously stressful. When I moved to my current house I swore I'd never move again & here I am moving again!!!!

Try to put it all aside & enjoy your weekend & I'll keep my fingers crossed for you on Monday
Thanks to all who post comps :A :T

Spendless, In answer to your question. With our address they would have been placed reasonably high up on the waiting list for the nursery school, whether they would have got in or not questionable as apparently there are a lot of (priority) siblings this year. For the reception place next year, the school is applying to increase the number of classes. If the school gains another class they will almost certainly get a place. If the school don't get another class they have no chance as all the places go to those at the nursery.

Tell him you'll sell him an option to buy at today's price within 12 months for £50,000 :)

  • Sorry to hear about your predicament silvercar...my buyers pulled out on me as well after 2 months and us putting down our deposit and going for our new house, we decidied to stick with it and got a new buyer and completed within 6 weeks of the offer. So it can be done.

I'm sending you lots of positive energy for Monday and you will get good news!

In this area (just North of London) prices could shoot up by more than £50,000 in a year. I reckon the price we agreed in Nov/ Dec is £20,000 to cheap already!
