Tenant on benefits aint paid rent help.

hiya all. basically i rent my house out to a single mother on benefits, all is great until 3 months ago i stopped getting rent, the council pay her the rent but she says she has had money trouble and is overdrawn in her bank, she has tried to clear it tho on little money has got herself into a mess and used her rent. i dont want to evict her tho i kno she has no family to turn too due to a fall out.
all i want to know is is there any way she can turn to social or somwhere for help clearing the arrears she owes me £1215. any advice or help appreciated. she doesnt have internet so i thought i would try online for advice on where she can turn too.

Seriously you expect the social to pay for her rent twice  It's about time you acted as the landlord i'm afraid.

the social dont pay her rent the local housing do ( council) rather than 'turf' her out i wanna try to help if i can. i understand the social may be able to help in certain cases i just aint sure if rent arrears in one of them.

No, rent arrears isnt one of them, like the other poster says, it would mean getting her rent paid for her twice.

Social, council whoever is not relevant if we are honest here. Her rent has been paid once already, i very much doubt they (social or council) will pay it again.

Can you talk to her? The LA can pay the rent to you direct and they may be able to help her with something like a hardship loan to clear rent arrears. I think you need to speak to her sternly and say that you are helping her, but she needs to address her problems and look after herself. It's a fine line between being too nice - and having the same problems over and over again - and too harsh.

Take immediate steps to remove her/seek possession.

You are her landlord, not her social worker.

But if you evict her, you then have to find another tenant who may or may not be any better.

Plus it takes several months to evict someone for non-payment of rent and the council won't rehouse her, which isn't your problem, but a bitter tenant can do a lot of damage.

Some of us would rather avoid ruining other people's lives if we can.

i would rather not evict if i can help it. like other say i dont want my house damaged or empty for ages. tho i also aint a charity. i dont mind 'wiping' some of the arrears away tho 1215 is alot, i have my own family and mortgage to deal with i dont have much spare.

i have spoken to her im just trying to enquire and find out if there is anything like a loan or grant or anything she can get to clear at least half or the arrears.
i understand the council will pay direct to me from next month. tho it dont take away the rent im owed.

can you not have the housing benefit paid direct to you by the LA? And then come to some agreement re arrears? I dont know how tho.. even if she paid £10 pw it would still take her 2 years to pay it off - if she stays that long... you need to weigh up the costs of finding a new tenant versus what you stand to loose. I would insist that the HB is paid direct to you - i dont know if this can be done if claimant agrees?
