To be fair to karenthemummy, I'm surprised how much she has listened to the comments of a bunch of strangers on this thread! More than most people on here anyway. Reading the first post she was really against dropping the price to £139k and a few pages in that is exactly what she did. Personally I think that is still too high (no viewers at all means very overpriced in my opinion), but she lives in the area and knows the local market and I don't think any of us do. Even if anyone does convince her it needs to go lower, having dropped the price twice in a couple of weeks, most people would probably want to wait a while before dropping again.0

The semi that is reduced to £105k I think has probs relating to a mine shaft and I know they dont have back gardens
The semi that is £135k is also on the same estate but is a very small 2 bed semi which has been extended so the bathroom etc will be tiny - & again has no outside space.
I appreciate that people looking dont know all of this BUT mine is priced right I think against the small £135 with no outside space and the 2/3bed det at £150 so surely it shouldnt stop people coming through the door!! I am confident that if I get viewings they will like the house!0 -

The dormer has a garage, a bigger plot and detached as opposed to semi is worth something as it's a separation from the neighbours.
But what worries more even more is to hear the dormer hadn't sold either and is empty and up for rent. What that says is the dormer is overpriced too!
What we really need are some comparable properties that have sold this year, do you have any of those, if not can you ask the local estate agents for some?0 -

Waiting in a falling market, chasing the market down is classic behaviour which is fine if a seller can afford to wait and can afford to take the risk that prices may be lower in future. The problem is that it's becoming apparent the properties local to Karen we have been discussing have been on the market months if not years without selling. I don't see that being satisfied one is priced well relative to other properties that aren't selling helps find the value. I think Karen needs to have a full and frank discussion with a few local EAs.
I agreed with gualy on how it is encouraging the OP is receptive to many different views - but entirely agree with you.
Personally, in her situation, I'd rather cut my asking price a chunk now.. and attract market interest, and selling quickly - before autumn/winter.
My fear would be making small cut after small cut - to keep competitively priced against other sellers in the area (her competition) - until perhaps in a year's time she is small-cutting well below the price-mark of a quick cut now... and still not getting any viewers.
However.. that wouldn't apply to those who think this is the bottom of the market and values don't have much further to fall.0 -
