3 bed semi, £135,000.
Now, I dont know the area at all, however, if I were looking to move into the area, I'd see these, look at them, see yours at £140k, and yeah, I'd look at it, but if there are others that are similar (note - similar, I've got a feeling you're going to tell us why yours is considerably better), I'd not be offering you the asking price I'm afraid. That's a massive difference between £105k and £140k for a three bed house in the same time (although like I say, I dont know the area and one could obviously be in a shoddy area). However, they had theirs on at £150k too....0 -

I'm finding house prices in the area quite confusing. For example this one within a 1/4 mile on rightmove:
A three bed detached for £149,950 makes an £140K three bed semi look not so competitively priced IMO.
In fairness.. that is a dormer bungalow. We used to live in a very similar property.. and wow - was it cold in Winter. The upper-rooms all forming into the roof... didn't have adequate insulation, or if the insulation was there - it was still cold.
Maybe such properties are different today, warmer - and where we lived was very cold up North... but I prefer the OP's house. Point taken about values though.0 -

The 3 bed detached dormer is actually on the same estate as ours and is actually only really 2 bed - the 3rd bed is the dining room! It is empty at the mo and they also have it up for rent - my Mum looked at it to rent and said it isnt a patch on this house
The semi that is reduced to £105k I think has probs relating to a mine shaft and I know they dont have back gardens
The semi that is £135k is also on the same estate but is a very small 2 bed semi which has been extended so the bathroom etc will be tiny - & again has no outside space.
I appreciate that people looking dont know all of this BUT mine is priced right I think against the small £135 with no outside space and the 2/3bed det at £150 so surely it shouldnt stop people coming through the door!! I am confident that if I get viewings they will like the house!0 -

This is the problem though, you aren't getting them through the door. Changing estate agents isnt going to make a difference either, if it's on right move, that's all that is needed.
To attract people through the door you need to make yours stand out. If a person viewing rightmove doesnt know what you've said above, yours still looks expensive and they'll go and look at the other ones first.
At the end of the day, if you want a quick sale, you have to sell cheap. If you want "market value", in this market you're going to have to wait I'm afraid.0 -
The house looks exactly like my mother in laws place. She paid £175.00 in 2007. It is in Bedfordshire though.

Hi I have read all of this thread and its obvious to me that the price is the problem.The fact that you are not getting any viewings then it speaks for itself. From a buyers point of view, in this market, there is no point in even going to look at a house that is not realistically priced as the only ones that are selling are the houses that are realistically priced.
Surely if anyone wanted a house in your area in your price range- they would have gone for the re-possession you have purchased.
You seem to be in denial about the true value of your property and yes it is very well presented and may well have features that other, cheaper houses in your area dont have, but at the end of the day its all about price and yours is priced wrongly or you would of definitely had viewings by now.
You have started a thread asking for advice- but seem to want to disregard any advice that points out that the reason you are not selling or indeed getting any viewings is down to its price.
I hope you are right and do sell for what you are asking- but i cant see it and as somebody has already said- August can be slow in housing market due to holidays etc and if you miss out in September- you can forget it until Jan/ Feb 2010.
