In part I'm thinking with that stuff gone, it will look nicer when you do get viewers in.

hi i haven't read all 6 pages so sorry if this has been said before but my reaction would be:
-Bite the bullet and go mulit agencies, 1600+vat to not sell or 3000+vat to sell (maybe).
-Try selling it yourself, no fees.
-Rent it.
-Change agent and don't give a price, have a open day/week and invite offers, this at least should give you an idea of what people will pay and how able they are to complete.
-As you have exchanged contracts you now can't pull out of that purchase so either do that one up and sell or just sell. Pay the hit on the fees.
-Sell to a quick buy company for a lower price.0 -
Ahh ok about the carpet. I thought it might be just change in light.
I'm no expert at what you're asking.. but can't you move bits-and-piece over to your new house? Stuff like family photos and frames on walls, cd-rack, stuff on the fireplace, that broom material near the tv, the chair in the corner and table+lamp... if you haven't done already.
Then take new photos.

Good points though - thankyou - always good to get other peoples opinions but believe me that looks decluttered compared to how it looks at the moment!!! full of toys!!!! a one year old and 3 year old make sure it doesnt look decluttered!!! It would take me a day to get the house ready for a viewing!! :eek:0 -
Well you refurbished your own house, so could you help his sale by refurbishing his?
So you move into your new house, he moves into your current house. Then you refurb his to give it the best chance of selling. Divvy up the costs/refurb profits.
If it doesn't sell then he can move back or stay in yours whichever seems most sensible at the time.
Thanks for that - I think we are going to have enough work on our hands doing up our new house but in theory that sounds like a good plan!!
I have just spoken to the better EA and apparantly my FIL has a viewing tomorrow - a hot buyer that has sold! I havent seen him this week so didnt know - like I said he gets a decent amount of viewings so fingers crossed!!0 -
Becareful mortgage lending dropped 58% this month, your going to have to sell quick before the majority realise the crash has started again. Then we could see another 30% off properties brfore the bottom.
Mortgage lending falls back again
Mortgage lending fell back in May, according to the latest figures from the Council of Mortgage Lenders (CML).
Gross lending totalled £10.3bn, which was 2% lower than in April and 58% lower than in May 2008.
The CML said that while lending for home buyers had been rising recently, lending to people changing their mortgage provider had dropped off.
Recent surveys from the Halifax and the Nationwide have suggested the slump in house prices may be tailing off.
But the CML said it was not expecting a significant recovery in sales in the next few months.
"Lending volumes appear to have stabilised at extremely low levels, but the weak labour market and lenders' limited access to funding will constrain activity for some time yet," said CML economist Paul Samter.
"Underneath the headline gross lending figure, it's likely that a moderate improvement in house purchase lending in May has been offset by very low remortgaging volumes as borrowers stay with existing deals."

How significant is this though? Surely if sellers have all dropped their prices by 20+% then the amount of money being borrowed would be lower?
There is also the remortgage rate to consider a lot of people will no longer need to do this for a number of different reasons and a lot of people can't for equity reasons.
Is it better to consider sales quantities when looking at the housing crisis as opposed to actual amount borrowed?0 -
Surely those figures have a lot to do with people that have come off deals, who would normally remortgage to another deal, just staying put on the SVR as at the moment thats substantially lower than fixing?Pawpurrs x0

That's a nice little property you have there.
One or two things come to mind, why are there no pictures of the bathroom? what is it like? is it a white suite and is it spotless?
Is there any smell of cigarette smoke or kiddies upon viewing?
Not mad keen on burgundy suite (yes I know it's practical with kids)
The back garden is very nice but can you brighten it up a bit like you say you have with the front, then re submit pictures with back garden as a real selling feature.
Change agents, as you say, too long and a bit stale.
As much as we all hate it, you need to drop a bit more.

Re a change in agent, after a year with a cheapish EA who did get us viewings but weren't very dynamic or good in terms of feedback etc, we bit the bullet and signed up with a £3k plus vat agent - and they sold the place within 2 weeks.
It's costing around double in fees what we would have paid if the first EA had sold it but I honestly believe that we'd still be on the market if we hadn't switched. I don't regret the change one bit, we really wanted to sell and relocate and to me the 3k + will be money well spent.
Am keeping my fingers crossed for a buyer for you!0
