House on my road sold after an open afternoon. It had been on the market 6 months, not many viewings and no offers. It had an open weekend 2 hours sat PM and 2 hours sunday AM, sealed bids requested by the Thursday of that week. Apparently it had 4 bids and was sold (ie completed) within 6 weeks.
So what if you get the world walking through; much easier than having separate viewings at all sorts of times.
Sounds great!! I have just spoken to my EA and she said that open days dont really happen round here and one that she did arrange recently didnt even get a single viewing!! I just said to her that I was expecting some interest quickly after reducing the price and am dissappointed to still have no interest. I said that I may have to change agents to give the house a fresh set of advertising and a new base of buyers - if I do though I will have to act quickly!0 -
Most tenants will alos be reluctant to have potential buyers vieing the property.
You wouldn't be able to advertise the property for sale once tenanted unless you sold it as an investment property or untill the last two months of the agreed contract with vacant possession.0 -
How about some serious house doctoring, neutralise all through, de clutter etc.... give it kerb appeal, you said yourself it's plain on the outside..........Blackpool_Saver is female, and does not live in Blackpool0

I am aware that if I rent it out that selling the house will be put on hold and that is exactly why I dont want to go down that road!
I am getting annoyed with the EA now - she always makes it sound like she is doing loads for me but I know it is a load of rubbish! - I could do with someone phoning the agent for me to see if they push the house!! anyone willing??0 -

Do you think it looks cluttered?? I dont - Do you think it isnt neutral?? I do.
Kerb appeal is a difficult one because there is only so much you can do to spruce up a 3 bed semi - to be honest the house does look nice outside with the block paving and the wall with the rails - I have added some extra pots since the pic was taken and the flowers are lovely and colourful now! What else can I do the the front?!0 -
There was a thread on here a while back from someone selling a property in Crouch End or Hornsey, North London. Loads of people said reduce the price, they stuck to their guns and sold at a higher price.
Just because people on here think they wouldn't pay anything other than very low prices, doesn't mean people in the real world wouldn't see a property and buy it.
I totally agree! Not all houses sell for 20-40% below their peak values and if I genuinely believed my house was worth what I was asking I wouldn't reduce the price.
Of course it depends on your personal situation but if you can hang on then do so.0 -
Quick question for you all - My FIL has had his house up for sale for years now and has reduced it from almost 300k to 199950 (an old 4 bed detached cottage opposite the school in the same village) - he has viewings but the property needs totally done up now so he hasnt had any offers.
It is being sold as part of a divorce settlement but if he sells he would buy this house!! he has said it numerous times!!
Is there any way around this that I am missing?! He has no mortgage at the mo and with his savings would maybe need to borrow approx 20k to buy this house but is there any physical way of him buying this house before selling his? But then that puts him in the same risky position that we are in I guess. I am just trying to think of a way! He is on the market with the better, more expensive agent and although he does get viewings has still had no offers. I suppose we only need one of the two to sell to sell ours if that makes sense which increases our chances right?0 -

You sound really unhappy with the agent, if this is the case you need to consider switching or at least putting it on with another agent also.0 -

It doesn't look too bad to me - but then I've not got a pretty-boy design eye - money and value is my thing.
Were all the photos taken at the same time? Either they are separate rooms, or you had a change of television during the photos. Silver one in one shot, then a nicer bigger black-lined TV in another - in what looks to be same room. Probably me being stupid.0 -

hehe!!! was waiting for someone to 'spot the difference'!!! there is one other difference aswell!!! new carpet!!! The black tv photo is more up to date but I wanted one adding from the other angle but we thought the other angle looks bigger so kept it on there too - do you think it is too confusing or that more pics help?0
