  • It just gets my back up when people start saying that 'it will all end in tears' & that we will end up losing both houses!! I WONT let that happen!!

    I do appreciate all the advice I have been given on this thread, as I have said on a few occasions but I think that post about the dog and the bone was anything but good advice!! It sounded more like a snipe to me!

    I want the best outcome for you too - and, personally, I think now is a good time to buy - you believe the market will fall much further - I dont. But, even if the market did fall further - so many people are taking less than market value at the moment to avoid repossession etc that there are some real bargains out there at the mo!! I would keep an eye out for repos and view houses with the intention of offering less than asking (particularly those that have been on the market ages!!) ............... oh but reading that back!! that sounds like me!! dont come to my house and offer loads less than asking!!! I have already dropped mine!!! lol
  • Charliee - Thankyou!! Believe it or not, when I started this thread I was actually worried about the agent more than anything but after now reducing my price alot I dont really want to take that much and have to pay extortionate agency fees because £3k+VAT is ridiculous in my opinion!!

    I think I might give my agent their 2 weeks notice today though if they still dont come up with a viewer! They have had 48hrs to contact potential buyers about the 'good price' so if they dont have an outcome then I may give them notice to give them a 'kick up the !!!!!' and then decide which other agent to instruct!

    That is not below market value. It is the new level of market value. When others start asking lower prices, or accepting lower prices... it brings down the market value for other owners of houses.

    Your idea of bargains are not my idea of bargains. I've refrained from saying anything about the asking price you are hoping to achieve.

    Hi Just read through this post and I apologise if this has already been said (skimmed through tha last couple of pages).

    I agree that the housing market is not great and that if you want a quick sale the price should be dropped, however if you can hold on then do so.

    House prices are not black and white regardless of what many buyers think you can't simply say "houses are selling at 2004 prices" or you should "lower your price by 17% to compete with the national average". It is true that there are some bargains to be had but I doubt very much that the same FTB's trying to buy now would be happy to lose 20% on their purchase in 4 years time just because that is the advice being handed out?

    Letting the house out is also an option but I would recommend you use a good agent and be warned their is currently a dip in the rental market so you may not get as much as you would hope for.

    Regarding the original link you posted to your house on Rightmove - it's not great the particulars could be much better, I would opt to change the lead picture to a kitchen shot and ask the agent to look at the layout of the details. It isn't easy to read and doesn't really grab your attention - buyers skim ads on rightmove and if they see something interesting then they will read it thouroughly so the presentation is important. Would they complete a floor plan for you?

    Also may be worth trying to negotiate so that you advertise the house with more than one agent on a multi agency contract and if you want maximum exposure but don't want to pay big fees you could try online agents.

    I hope you do continue with this thread, I think most people or even all do want a good outcome for you, I certainly do.

    My opinions on the points raised in the discussion:

    I think the house you have just purchased is a really great property.

    The house you are selling is presented really well, I do not see how it could be bettered so price and choice of EA seem the only variables.

    I do think the market has further to fall and this is constructive to say as it indicates that if you went the renting out route you would need to hold for many years. It also indicates that a cut now to sell is a good plan. No one has a crystal ball on house prices but it is possible to get some ideas from historic house price trends and the state of the economy such as the unemployment figures and access to loans.

    That said you must have plenty of leeway given the good price you got your new property for, so all in all I don't see why it shouldn't come out in your favour overall.

    Karen, have you thought about an Open Day to tempt in some buyers? Seems to be getting a bit more common round here and it just might be worth a shot. The Open Days just tend to be a two hour slot, either 10 - 12, or 2 - 4 on a Saturday.

    Might be worth trying this with the EA before you give em the boot.

    You could even invite a couple of friends around to make it look as if there is interest in the house. Even if it is a flop, you could have a party afterwards. :D
  • Just a quick hijack (sorry) but does the agents "pushing" a property really help?

    Lots of people claim their agents don't do enough but surely if you are looking to buy such a large purchase you will check out all the houses in the area and buy the best one regardless of how many letters and phonecalls the agent gives you.

    As for the OP, sorry but it sounds like your house is overpriced.


    This is true but I am a buyer and have looked at a few houses and there is this particular one that I like the look of outside and like the area but there are no interior pictures on rightmove. Now I dont want to book a viewing yet as I am still saving up my deposit and dont want to waste the vendors time. I have rang up the EA a few times asking for interior photos and they are like yea we will put them in the post and then I hear nothing. So whilst I agree that as a buyer you will look around the area uncooperative EAs do put you off a little bit.
