    ciano - I AM listening to you and I do appreciate your advise but I find the process you are suggesting very scary and probably find it so scary because at the moment I find it hard to imagine having one viewing let alone loads of them!!

    Why scary? Trust me, it will get people interested and get them bidding for it, that's what you want. If you dont like what they are offering, don't accept, you don't have to, nobody is going to force you to sell it at the end of the day (well, maybe the bank eventually but that's a different matter - only joshing!)

    Its a difficult market and you have to make your house stand out. Putting an attractive price on it is going to do just that.

    Put it up for auction.

    The market will decide the true value and this thread can be put to bed.

    Auction only attracts interest from those with their finances in place. Won't give you the true market value, it will give you the value from a restricted set of buyers.

    I have today dropped the price to £139,950 - see if that makes a difference.

    You're chasing the market down with these too little too late steps, knock a good chunk off, get loads of interest and go to sealed bids from all interested parties - you will get a fair value and probably more than what you're going to sell it for if you keep knocking little bits off here and there.

    If you do a search on Rightmove for Carmel, Holywell, Flintshire I think we look like we are priced competitively enough now to generate some interest (fingers crossed) - Carmel is a lovely village with great views and a brilliant little school which is only 5-10mins walk from the house (I am leaving my little girl in the school!)

    The only ones that are cheaper than mine is a 3 bed semi at £135k which is basically a TINY 2 bed house which has been extended and has hardly any outside space, a 3 bed semi ex council house which isnt in the best position, one of the TINY 2 beds and a 3 bed semi that has been reduced to £105k which I believe has probs relating to a mine shaft so is probably waiting for a cash buyer.

    I will let you know if we ever get the awaited phone call with a viewing!!!!

    Just for the record.. I changed my avatar at the beginning of May to the dog and the bone (Aesops fables).

    In a way I think it captures the position of a lot of people and their mindset towards property - in not fully understanding all the risks and dangers they take on, in a situation like the OP's. Hope the OP "two-houses" knows what she is doing.
    A hound dog was given a bone and held it tightly in his mouth. Off into the woods he went with his prize.

    When he came to a stream, he trotted over the footbridge and happened to glance into the water. He saw his own reflection. Thinking it was another dog with a bigger bone, he growled and scowled at it. The reflection growled and scowled back.

    "I'll get THAT bone too," thought the greedy dog, and he snapped his sharp teeth at the image in the water.

    Alas, his own big bone fell with a splash, out of sight, the moment he opened his mouth to bite!

Dont you want better things for you and your family???!!! Stop coming on here and trying to scare me - believe me - there is no way that I will lose either of these houses - I am in a good financial position and if I was 'on my !!!!!' I have alot of family that would make sure it didnt happen too - people that are alot more positive and supportive than you sound!!

    You are really getting on my nerves now.

    AND I DO understand the risks and dangers I have taken on but as I have said numerous times - sometimes you have to take risks in life to succeed!

    Anyway - I am not going to let the negative ones of you out there take the shine off my excitement about my new house - yes I am concerned about selling my current house but - it will happen - sooner or later and in the meantime I will manage.

    Even negative outlooks should be considered when trying to seek a positive outcome.

    This thread is full of positive contributions - including my own (warning of falling values, falling rental values, falling number of tenants because of rising unemployment / pay-cuts ect).

    If I've made you think twice about rushing to rent out your first property, to think it over, then I think I've made a very positive contribution. I want a good outcome for you.

    Yes. For that reason I'm waiting for property values to fall much further, and not exposing our position to great risk where we could lose a lot if stretching our position too far in a difficult market.

    hi, sorry if someone has already suggested this, but you say the good estate agent will charge you £3k, but you think they will sell it.. i;d say why not give it to them to sell? surely its better to pay, what is in the grand scheme of things, a small amount extra to get the house sold? You have already reduced it by a lot... and you need the money in your pocket...
