163 3 bed houses in a 5 mile radius of Carmel for less money than yours on rightmove.
Buyers are not stupid they want a bargain like you got. The majority of people overvalue their own home this is a classic case of chasing the market down. The trouble is yourself and other sellers just dont see it until its too late.
Please just think no viewings whats wrong????????0 -
Three contolable things influence prices:
a) the price
b) the agent
c) the state of the property.
Everything else is outside your control.
So, if (c) is sorted, you are happy with (a) then change (b).

Secondly, even if (and I stress if) your house is overpriced, people would still view and make low offer should they want house.
But you've had no viewings, so does your EA deliberately/unthinkingly put people off viewing your home, does no one want to live in your road/that part of Wales, is it small lounge and kit/diner that puts people off, is it the style of semi (a bit plain, but not repulsive). There has to be a reason. One last thought, a bit way out, is it at a price which is either too much for FTBs or too low for anyone able to trade up.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

As for the house. You want to get over 140,000 pounds for it. I don’t know what wages are like in your area, but I’m guessing that is seven times a reasonable salary. It needs a great marketing/ sales job to get the most value in today’s market. Some ideas – get the local paper to do an article on what a great little village yours is, or how good the school is. Start up a blog on life in Carmel Flintshire as opposed to Carmel California. Selling this house is your main business now.
There is a "Seven P Formula" you should use to continually evaluate your business activities, and you should consider selling your house as a business. These seven are: product, price, promotion, place, packaging, positioning and people... Obviously some are more related to flogging a 3 bed semi than others!
It may also be worth putting yourself in the shoes of the person who wants to buy your house. Who is your ideal buyer? Young/ old? School children/ empty nester? Commuter/ local worker? You can then try to think how to attract that buyer to your house, not the ones down the road. Some cut and pasting and editting of an article on the 7P's follows...
Product
Your house is the product, and other houses around you the competition. What has your house got that is better? Are you (or the agent) pushing that? Frankly, on rightmove, it looks a very nice, but standard house.
Prices
The second P in the formula is price. Discussed a lot
Promotion
The third habit in marketing and sales is to think in terms of promotion all the time. Promotion includes all the ways you tell your customers about your products or services and how you then market and sell to them. Mystery shop your agent. Is she promoting your house? It is good to suggest to them different ideas (e.g. open house)
Place
The fourth P in the marketing mix is the place where your product or service is actually sold. Rightmove is the obvious place to be, but also check where you are in the agent’s window, and any local newspapers
Packaging
The fifth element in the marketing mix is the packaging. Develop the habit of standing back and looking at every visual element in the packaging of your product or service through the eyes of a critical prospect. Remember, people form their first impression about you within the first 30 seconds.
With regard to the packaging your product or service, you should think in terms of everything that the buyer sees from the first moment of contact with you all the way through the purchasing process. Viewing, negotiating, etc.
Positioning
The next P is positioning. You should develop the habit of thinking continually about how you are positioned in the hearts and minds of your buyer.
Develop the habit of thinking about how you could improve your positioning. Begin by determining the position you'd like to have. If you could create the ideal impression in the hearts and minds of your buyer, what would it be? Your house looks perfect for a family with small children. Talk up the local school, and what children can do locally?
People
The final P of the marketing mix is people. Develop the habit of thinking in terms of the people inside and outside of your business who are responsible for every element of your sales and marketing strategy and activities. This is obviously your agent...0 -

it just doesnt look like much is moving inthat area.. if you include SSTC on rightmove there are only about 2 that are sold STC.. there are also a LOT of 3 bed similar properties within a mile that are cheaper...
