    no - and we are just pinning our hopes on one lady that apparantly wants to view ours, the one next door (145k) and the one across the road (160k). She is a cash buyer and wants to be near the village school (only a 5min walk from here). Apparantly she has been very poorly so told the EA she wants to wait until the end of the month which was obviously yesterday so I am hoping and praying for a viewing very soon...... I am hopeful because I know that out of the 3 - this one is definately the best value........
    Hi Karen, Did you notice the EA has used the same text for the introductory paragraph for next door as they've used for yours. Even down to the Outside you will find lawned gardens with a block paved driveway providing 'Off Road' Parking. which shows the copy as you have the block paving and from the pictures next door doesn't. I hope next door really did all the modernising and updates listed as it looks just a straight copy of your work.
  • Thanks!! No I hadnt noticed so I will be on the phone to the EA tomorrow!!! Thanks for pointing that out because - no they havent done all the modernising and no they do not have a block paved driveway!!!

    Well.................... I have had not one but TWO viewings today!!!! :j:j:j

    The EA rang me this morning with a viewing for a family that are currently renting and have the finances in place to buy so are in an ideal situation and booked them for 4pm........ then I got another phonecall booking a man who is looking for a BTL as he has had a redundancy pay out from work. Both of the viewers were also looking next door at the same time and being showed around by the EA because they are on hols.

    After a mad rush getting the house ready (and believe me the shed has never been so full!!! SO many toys!!!) the viewings seemed to go very well. The family didnt give too much away but they spent alot longer in here than they did next door!! The little boy was excited that he could fit a trampoline in the back garden! Then got shouted at for playing with my little girls toys in her bedroom!! (by them not me!!)

    The man that came after them told me he is definately interested and that it is all down to figures so I suppose time will tell and we will see if we get any offers!!

    Also, my FIL has a 2nd viewing on his house and if he sells he still definately wants to buy this!!

    We still havent had the viewing from the lady I mentioned yesterday so fingers crossed things are finally starting to pick up and the price is now right to generate interest.

    I will let you know how we get on!!

    Be wary, he's going to be hard pushed to get a BTL mortgage with no income.

    Good luck on the viewings.

    Have you thought about how you will respond to lowball offers? You really don't want your EA to be rude to anyone making any offer, no matter how low. If you haven't already now is the time to call him and chat about this, get him to bring every offer to you, even if he believes you will reject it. Ask about his negotiation strategy, definitely don't be tempted to allow him to pretend to potential buyers that you have another offer if none exists. Usually people see right through that and it p!sses them off.

    My advice is to make sure you are aware of any offers, and treat each offer with respect. Be upfront about what you are looking for without being decietful. If the highest offer you can get is lower than you wanted, do consider it carefully as it may be the best you get. I know a number of people personally who rejected "insulting" offers a year ago but now have an asking price below that offer with no viewers. And the internet is awash with those stories from all sides of the fence.
  • Another update................. We had an offer today from the BTL guy of £130k which I rejected and the EA believes he can go higher. He has seen the mortgage arranger in the EA and apparantly has all the finances in place - think he has a big deposit and he is now self employed and doing very well.

    We also had a 3rd viewing tonight!!!! I think they were a waste of time though!! seems he was a known ex jailbird and they have apparantly viewed lots of houses (including the repo we have just purchased!) so I get the impression they are timewasters!! They also stunk of beer!

    The other good news today is that we have finally completed on the purchase of the other house!! Yes it is exciting but it is also stressful because we are now responsible for 2 mortgages!!

    Fingers crossed that things will carry on like this and the offer that has been put in today will be increased!
  • Update............. We have today accepted an offer from the BTL guy of £132k - lower than we wanted but just glad to have a sale going through!!! Fingers crossed it will all go to plan as I know alot of houses are getting undervalued by the surveyors! Thankfully he doesnt need a big mortgage.

    So..... I am glad I didnt reduce the price further and I do feel that the £132k price is OK but definately alot less that I thought we were going to get 2mths ago!!

    Well done, Karen. Onwards and upwards, eh?

    Try not to dwell on what you think you've "lost" with this house. In a rising market, you would probably not have been able to make the leap to the bigger and better house - so this has actually worked in your favour.
