    to be fair to you Graham - you have a point. volumes are low.
    however, those same volumes are more than when prices were dropping and they were good enough to quote stats then. why would it be any different now?

    what you linked up to, was about politics and their own slant, not about data from another source :)

    Volumes are non existant for march and april, not just low! Notice the line on that graph stops 2 months before the prices?

    I couldnt link to the data, but anyone can search on Merthyr data on the site and see there were no sales last 2 months, but a massive increase in price, from -5.5% annual to +3.3% annual in just one single month (with no sales).

    How does that skew the average?

    I think the data is just phucked, tbh, and I don't want an argument of who's right and who's wrong, I could just see absolutely no reason for merthyr prices to go to +3.3%.

    i don't know either but i was getting the point across about regional and even local differences in house prices going up or going down.

    we never argue - we don't want to live in Merthyr do we?

    I've seen you ask this question a couple of times in other threads, but you're only setting yourself up for more aggressive responses that circumvent the question ;)

    Chucky, I do the interviews mate so he wont have a problem and I will even let him crash at one of my gaffs.
