also Merthyr Tydfil is showing a 3.3% increase YOY (ISTL pointed it out to me)... imagining telling someone not to buy when they could have bought there and missed out, just shows taking advice from people on the internet that don't know what they're talking about can be dangerous...
so potentially you could miss the boat - not everyone will but there will be people that miss that boat and there may not be another one passing for quite a while.
It's -4.7% in Merthyr.
And thats on an average price of just £97,000.

I thought you said they were "rampers" and were never going to use them for any other links?

totally agree especially Graham Devon's own VI - but please do get your facts right before you get the jab in. otherwise you get made to look a bit silly
Merthyr Tydfil experienced the greatest annual price change in April, with a movement of 3.3 per cent.

Been to Merthyr a number of times. It was cheap, however it has fair road links to Cardiff and my guess is that a lot of ftb took advantage of this and that pushed the prices up to a very high level.0

they probably use quartely LR numbers instead fo the monthly and are behind a quarter or maybe even two. we're only in the 2nd quarter so they may still use end of December or even end of March data.

Then have a look at the data where it sorts out the increase.
There are NO sales in the last two months in Merthyr.
There were 19 in feb, 19 in january, 39 in december.
It reports no data at all for March and April, yet the line on the graph goes shooting upwards. It also goes from an annual fall in March of -5.8% to an annual rise of 3.3%.
It's messed up. Even the graph shows no sales.
Please, do explain someone, as some bulls are getting very excited.

to be fair to you Graham - you have a point. volumes are low.
however, those same volumes are more than when prices were dropping and they were good enough to quote stats then. why would it be any different now?0 -

Volumes are non existant for march and april, not just low! Notice the line on that graph stops 2 months before the prices?
I couldnt link to the data, but anyone can search on Merthyr data on the site and see there were no sales last 2 months, but a massive increase in price, from -5.5% annual to +3.3% annual in just one single month (with no sales).
How does that skew the average?
I think the data is just phucked, tbh, and I don't want an argument of who's right and who's wrong, I could just see absolutely no reason for merthyr prices to go to +3.3%.0
