Be prepared for the lender to say that they won't authorise the drawdown of funds until they see the certificate. In other words, it is your risk if you exchange contracts before that certificate is issued.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Thanks silvercar - I am expecting that to be honest but we have got the assurance of Building Control and the architect that once the drive is done the certificate will be issued.
I know it is yet another risk but I have faith that it should be straightforward.0 -

If I were you, I wouldn't exchange with a fixed completion date but have it linked, say, to 2 weeks after the architect's certificate is produced. This means that there should be no issue with getting the money from you mortgage lender in time for completion.0

Thanks for that - we were setting a completion date of 16th June so that would give us 2 weeks to get everything sorted but we are going to be relying on Building Control producing the certificate before the Architect can issue his so it might be an idea to do what you suggested just to cover our backs! We also have to get the mortgage surveyor back out when we have had the boiler and a kitchen sink installed as it is set as a condition. Going to be a crazy couple of weeks!0

Another update..............
We are having probs again!!! Now with the lender!! There has been a miscommunication between my lender and my solicitor as when she discovered that there was no NHBC or Architect certificate, she wrote to my lender to inform them. They have since then, changed my mortgage app to 'declined pending further info' on their system without notifying my solicitor!!!
If they had told her they had done this WHEN they had done this, we would of been able to provide all of the info sooner!
She has sent all the relevant info to them including a fax from the council confirming that on completion of the drive, they will issue their final certificate which will enable the architect to issue his.
The underwriters are still not happy to reinstate the offer until the certificate is provided!!!!!!!!!!!!!! Catch 22 situation now where the only option is for us to pay for the work on the drive BEFORE exchange of contracts and get the architect certificate in place 1st.
So one last attempt to get this sorted - I work for the bank so I have spoken the the local manager of the mortgage arrangers and he is emailing the top area guy suggesting that an offer be issued with a condition that the certifcate be issued in between exchange and completion. He will then speak to the head underwriter and hopefully we can get this resolved before close of business tomorrow!!!!
I dont know how much more of this I can take!!! Everytime we get passed one issue, we come across another!0 -

I think that's essential. You will lose your deposit if you cannot complete on time, and you cannot leave that in the hands of other people.
Surely, though, the original deal was that the vendors would do this work at their expense. Why haven't you reverted to that?No reliance should be placed on the above! Absolutely none, do you hear?0
