New estate agents. One viewing. One offer from a cash buyer who said he's serious and wouldn't mess me around. Offer accepted. Buyer changed his mind after letters were sent out to both sets of solicitors.

Tread very carefully here. I've changed my EA and am on with two now. Only one viewing in the last month. The EAs will want to market your property simply to have more choice available for buyers. People are taking their properties off the market now so supply is reducing and buyers are becoming bored with seeing the same few properties that match their criteria week after week.
I had the same daily phone calls from my two current EAs when my property was on the market with a different EA. I caved in and ditched the old EA and went with the two making the most noise about how good they are and how they could sell my flat within a few weeks. A month later i've had one viewing. Thought id join in this topic now as I can!
Been on the market 5 weeks this fri with no viewings. I had to email EA to get feedback after 2 weeks they did give good feedback and changed the main pic. 2 days ago I emailed again asking for feedback and.....nothing! I even drove past yesterday on my way home and saw him sat at his desk, head in hands with nobody in the shop!
Going to ring them tommorrow i think.
I know the markets slow up though we have had at least 1 viewing. Whats the average people are getting at the moment?
We are going to drop the price in Jan but actually wanted the EA to advise us this as it is what they are getting paid for after all!!!0 -

The EA is your agent. If I had waited for my EA to tell me to drop the price of my house I would be still there now. Instead I dropped the price on my own initiative and went SSTC within 6 weeks in the dead of 2008. EAs are, for the most part, clueless.Hi, we’ve had to remove your signature. Finally, 4 months after accepting our offer, we have exchanged :j:j:j
Now its sorting out removals & somewhere to move to over the xmas/new year period plus schools! Ebay's going to be hit later today with quite a lot of goods - everything we used to stage the house.0 -
Been on the market since beginning of June. 2 viewings, 1 offer £20k too low.
Its a 1 bed flat so I knew it would take a long time to sell due to its limited appeal.
Today I just feel like taking it off the market and blowing the deposit ive saved on a new car! I wont though as I want/need a family sized home.Squish0 -

Im sure all the EA`s are as bad as each other, but I dont think ive got anything to loose.
Not a bad idea to change agents but make sure you're changing to the right ones. Are they putting as much effort into selling houses to buyers as they are putting into selling themselves to you? I would suggest looking around at a few other agents before you decide to switch. Perhaps do a bit of a test run - contact them as a buyer and see how they treat you to find out how they would deal with your prospective buyers.
And if all else fails, go with the cheapest. You might as well pay as little as possible if all you're gonna get is cr*p service anyway :rotfl:0 -

Hello all!
Haven't posted here for ages- been on to catch up now and again but had nothing new to post so haven't! Congrats to Rosered and anyone else who has sold :j
Well, after another no show viewer around a month ago and hearing nothing from EA we had someone look round with the EA on Friday. Haven't heard anything yet but OH is on the case of phoning them regularly. The have been ok (nowhere near as useless as the last lot) but it does kind of make me laugh that when we signed up in Sept she said "if we don't sell it by xmas we probably won't sell it" - I can see what she was trying to say but it seems to have backfired!
Sooooo....current thinking is that if we can rent it out and still buy the place we want, we will. This was actually our initial plan so it's not really a last resort, but need to see if we can afford to do it now, as potential purchase is more than we'd planned to spend when first considering it! I know some of you have rented your old place out and bought another, Monkeysbunny springs to mind- do you have mortgages on both? That's the main sticking point with us- current mortgage is with NRAMso essentially nothing can be changed in terms of borrowing, but could hopefully get consent to let. Has anyone done this and had problems (or not) getting a second mortgage? Really need to speak to a pro, and if possible consult the bank of mum and dad :rotfl:but just wanted to see if anyone could share their wisdom!
