  • Well just had a long chat with my EA as to why no viewings over the past 3 or 4 weeks and they say its not the price, but the market is just quiet. Why didnt they tell me this when they were so sure my house would sell quickly! Typical EA`s.

    Im need to sell asap as I have just purchased another house and dont want 2 houses & 2 mortgages for very long.

    The only suggestion the EA has is why not change the price to "offers over".

    So, rather than price it at the price I am happy to accept + 5% to allow buyers to "knock me down and get a bargain", just say "offers over X", and set X at a price 5% less than what I want. The idea being I get the asking price I want and if several people try to outbid each other then I get more.

    I am not sure this approach would work, as from what I have heard, if a house says "offers over X" then people will still make a lower offer.

    Whats peoples opinions?

    i don't think it will make a difference. We went 'offers over X' after we knocked £10k off - we are now down to our minimum but i still expect people to knock more off - its jsut the market.
    oh and since we knocked if off we have had only 1 viewing!!!!
    remember prices can go down but you can't put them back up.

    Offers over is only really valid in Scotland. England/Wales doesn't work that way.

    I first posted on this thread when we put the house up for sale and not added anything else (other than my own threads!)

    Well... we move next friday (29th Oct) :eek: I'm excited, sad, happy & every other emotion imaginable all rolled into one!

    At the moment of writing this I'm defrosting my freezer! We started to move things out a few weeks ago into my Hubby's works warehouse so it SHOULD make it easier on move day.

    house on market May2010 -Aberdeenshire
    4 viewers in total. on market £175k ( home report value) dropped to fixed of £169k 3 weeks ago.

    Last week got two offers on the same day , accepted and now looking to conclude the missives within the week. just slightly under the asking price but its an offer :) . Hoping to exchange start of December!

    will keep things updated.

    But for those still selling remember its not the number of viewers you get all you need is one person to put an offer in. I would much prefer to have 4 viewers and 2 offers rather than 30 viewers and no interest!

    Offers over puts potential buyers off. There is not getting round it, you put that on rightmove and even less people will pay attention.

    The reason why it is quiet is prices are falling and people don't want to buy and find it a lot cheaper later on. Plus people are having their wages frozen, pension contributions are now rising, job uncertainty and high inflation is eating salaries.

    The price is the most important fact.

    Unfortunately in exact same position, will be the owner of 2 houses and 2 morgages on Friday! Was hoping it wouldn't be too difficult to sell, I think the word naive!! Have dropped 5k, advertised as no upward chain, had open day and offered to buy theirs (then rent it), but only 5wks...... Had 3 viewers. :(

    Absolutely! One of the properties we looked at had been viewed 40 times and although there were a couple of offers put in, they were too low. The poor woman was 6 months pregnant and hoping to have moved by the time their 2nd child arrived. I felt really sorry for them (but not enough to buy their house :o)

    It does only take one viewer to like the house and be in a position to buy and you're done.
