We've got another viewing booked - and its another one for people who are potentially relocating from another part of the country. I'm starting to get a bit paranoid - why don't people who are trading up within the local area want to see the house? But then again, maybe there aren't so many people out there trying to trade up at the moment, everyone is staying put if they can.0

Well another week gone, and no interest in my house. Not a single viewing. Am waiting for EA to advise me why. At this rate it will be Xmas before I get anyone interested in it.0

Well as of today my house is officialy sold! Exchange happens at the end of the month but thats the offer now officialy accepted. (I am in Scotland) It's been a month of back and forward between solicitors.
House was on the market for 2 weeks and had one cash buyer who put in an offer at the asking price so they got it.
More than a little relieved, I have seen how long things are taking to sell at the moment, now I just need to get my new purchase dealt with its due to complete next week!0 -
Well I dropped the price of my house to the minimum I can today at a fixed price. £2,500 under the valuation price. Estate Agent was quite happy to tie me into a contract with them but as soon as its done she tells me its the wrong time of year to sell and is often slow! That information did not come to light prior to our agreement! Anyway rant over......
got an email from EA today saying..in short.. she's not holding her breath as nothing is selling....again would have been handy to know before hand....
Anyone dealt with those buy your property now people?? Have heard they will only give 70% of the value is that accurate? Desperate times now and willing to do anything!!!
My fixed price does take into consideration what I need to clear and the EA cut and solicitors fees. would have been a lot easier to drop the price and sell to whoever wanted it!
We are moving to a bigger house and I can see my Dream House slipping away further and further every day that goes past without even as much as a viewing!:0(0 -

Its fantastic to hear of some good news! Congratulations! Hope all goes well. I'm in Scotland too and I am sitting with my fingers crossed...only been on the market 2 weeks haven't even had a viewing.

We have gone back on the martket - again.
Our buyers put their offer in 8 weeks ago now & have finally admitted that they couldnt get a mortgage. The only reason we accepted their low offer (20% below our original asking price) was because they had sold their house & had a mortgage lined up!
Told the agent to put the house back on the market last Thursday & although they warned that the market had completely dried up we have had 2 viewers with another lined up for later this week. Todays viewer is making encouraging noises but I dont trust anyone any more.
We havent totally written off our buyer but if they couldnt get a mortgage approved after 2 months I think it unlikely that they ever will - and they didnt even get around to having a valuation done, so that of course could be another potential stumbling block in the future. I've been doing all my own legal work & that is totally ready to exchange now, so I'm not happy at all with all the running around I've been doing every time their sol. clicked their fingers (and let me tell you there's been a lot of that as they dont approve of dealing with an 'unqualified person').0 -
I'm a FTB buyer and made an offer today and the agent was very careful about my mortgage situation. Asked for my deposit/LTV and mobile number of my mortgage advisor to double check etc.
Must be a very slippery market at the moment.
All the best with the sell. I wish I lived in areas where a 20% below AP is considered!

I fully realise that I was lucky, one viewer after 2 weeks and they bought it. It just shows you though, you never know who will walk through the door so stick in there!
I initially thought the valuation was quite low but when I look around and see similair houses and what they are looking for that are still for sale a year later I can see that perhaps it was my initial expectations that were quite high.0
