  • Hi all,
Well congrats to those who are making some progress, especially eventer, with what sounds like a very impressive episode in chain building!

I went in to see our EA yesterday as I had my sister call them pretending to be looking for a property that matched our description, they didn't send her ours, and then didn't even reply to a follow up email. Obviously I was a bit miffed and told them so - they showed me the new applicant control system that they've just started, which looks like it could work a bit better, but we'll see!

So far had 1 cancelled viewing in 2 months, and got a viewing booked for next Thursday, and that's it. Decided that if the viewing comes to nothing then we'll drop the price by 5%, though I'm thinking it might be worth going down 10% and trying to get shot of it in case house prices do keep dropping.
    Hmmmm.

eventer - that is a great story! Your vendor seems excellent - all of you in a pub - I think this should set the mould for future transactions. Sols and EA's can sometimes break down the communication and it just muddies the waters. Wasn't there a pilot scheme at some point where the chain all had access to a site where they could log the progress and communicate between them on the net?

It's not a done deal yet....if we actually exchange I'll breath a bit easier about the whole thing. But at least we all feel like we did everything we could to get the deal to work, and if it does work out, I tell you, our vendor is going to get a nice bottle of champagne from us! It's made me realise that next time round, (not that we're planning to move again any time soon), we'll push the EA to give us the details of everyone in the chain and talk direct to them, it has made life so much easier. EA seem to totally lose interest once the offer's been accepted - this way, we can all talk to each other and feel happier that it seems to be going in the right direction.

    Hmmmm.

We dropped 10% as we wanted to be ahead of the market rather than chasing it down. We certainly have had plenty of viewers plus 3 offers but it seems to be the banks not giving out mortgages which is the problem - and that's even before a valuation has been done. Mortgages 'in principal' are fine, but when it comes to the crunch, they are reneging - Natwest being the worst offender IME

Just having a quick catch up. No news here - didn't get any feedback from the last viewer as the EA couldn't get hold of him, but wasn't expecting much really. Congratulations to those that have good news, and great story Eventer, hope it all works out :)

    Useful info, thanks!

Well its promising getting viewings and offers, but it certainly doesn't help when lenders just won't lend. I think we're particularly struggling to get much interest because our house is really for FTBs or investors...

us aswell. FTB or investor suits our house too. only 2 bedrooms so eliminating families with 2 or more kids which is quite a big chunk of the market as possible buyers! Still no viewing yet either :(

need to keep our chins up and stay positive x harder said than done I suppose ;)

Mine's a FTB house too. We've had no interest whatsoever since dropping £5k a couple of weeks ago!
DH has just plastered the kitchen wall so we can paint that in a couple of days. We're going to paint the landing, and totally declutter the kids bedroom as there's hardly room to walk for toys - not a good selling point! We will then remove all the jungle wall stickers and repaint their room too.
Oh and seeing as we're not getting double glazing now, I MUST go out and buy a draught stopper! We've got a thick curtain up behind the door now. It doesn't look the best but it keeps the chill out :)

Fingers crossed for viewers all round :D xxx
    :heart2: THANK YOU MARTIN!! :heart2:
  • well the house sale seems to be going through but our house purchase isn't - the survey came back with "severe structual movement" so we pulled out.
Our buyers then got nervous and said they wanted to exchange AND complete next week!
We have said that we're happy to exchange whenever but we can't complete until we have found somewhere to live! Our EA reckon we should allow 3 or 4 weeks to find a rental.
So we're just waiting to hear if our buyers are ok with that.

    If they're not I don't know what we'll do. Buy a campervan?!!!!
Growing old is inevitable, growing up is optional :j

So if the viewer is interested but thinks it is overpriced they will walk and then next week see it for 5 or 10% less. Seems that your advise is that all viewers should express total lack of interest and wait for the price drop.
