    Hello :)
    We've had our 2 bed front terrace on the market since 1st July at £84,950. We've had two viewers in this time; the first offered us £80,000 on the spot, which we were willing to accept, then we never heard another thing from them! Then the second have just bought the house round the corner :D
    Last week we lowered the price to £79,950. We're thinking of going round with a lick of paint too. We weren't going to do this originally as I think people like to put their own stamp on it and would only be repainting, but since the reason the second viewers bought the other house was because it was ready to live in with nothing needing doing, I thought we might as well paint the walls!

    We've been to view a few over the last few weeks, but everything in our budget seems too small :( We have 3 children and ideally we need a three bed semi, with dining kitchen, garden, large enough rooms for toys etc and either a drive or a garage. I know we're going to have to compromise on some things, and we keep changing our minds on which things are most important!! There only seems to be 3 bed terraces, with either no garden or very small bedrooms, or ex council houses in not the best areas.

    AARGH it is so hard!!!

  • Can I ask what % of asking price this was? Also whether you considered going back to the prospective buyer and counter-offering?

    As a buyer, I'm not happy to show my hand immediately which is why I'm not making first-and-final offers. But I can't really understand why vendors aren't willing to enter into a dialogue.

    We are going to go back and counter-offer - just trying to work out what it should be! We are moving abroad so we have to factor the currency change into our calculations, and unfortunately it is not in our favour at the moment.

    Should add the house is in Scotland, so it's not the norm here to offer under the asking price.

    I don't know who told you that but it's wrong. It's very very unusual (and only naive purchaser's do it) to offer asking price at the moment. Even "fixed price" properties aren't fp. Just thought I'd warn you incase you are getting your hopes up too much!

    Hi Living, just in case you haven't worked it out already; there are a number of non sellers who are of the Housepricecrash site ilk, who come onto this SUPPORT thread and peddle their own brand of self interested rubbish.

    It isn't worth getting into a dialogue with them, as you just end up feeding the trolls - ignoring them is the best option for all of us.

    On the market since July 2010, 3 bed semi in OL2. One price reduction made from 139,950 to 134,950. Recently changed advert on Rightmove offering part exchange up to 90K. House has large gardens.

    The thing that puts people off is the driveway to the garage is steep. We are thinking of giving 4 weeks notice to agent to withdraw and maybe get the drive lowered to make it more saleable?

    Sorry, just needed to vent. It looks like we're going to lose the house we love due to a completely unrealistic/greedy vendor :(

    I'll join your rant if you don't mind. We have had 2 offers turned down, to summarise our recent situation.

    1. We are in rented, therefore no chain
    2. The vendor has had the property on the market since January
    3. Only a few viewings and 1 (our) offer
    4. House was being sold as a 4 bed, but really it was only a 2 bed plus box plus sunroom (as per the description of the room on the planning permission)
    5. We offered 86% of the asking

    I'm not sure I agree with those of you that say it is greed, in most situations I think that vendors are blinkered to what is happening with the housing market.

    Livingsun, i'm in Scotland and I am not convinced that a)this person isnt a troll and b) they don't live in Scotland so ignore this as well as the ones Harz99 has mentioned ;)

    NEH I'm wondering what your problem is. I am certainly not a troll, whatever that is. I have posted several times here and can confirm that I certainly do live in Scotland. Are you the Money Saving Expert Police??
