  • Well our 5K price drop brought us a viewer on Wednesday.

    For the first time, I opted to have the EA do the viewing during the day rather than rushing home from work. I always thought it was better doing the viewings myself as I could answer the viewers questions and 'sell' the place a bit (e.g. explaining how our wood stove has helped slash our heating oil costs). However, I'm getting tired of it and its not like its worked so far.

    Anyway, EA reported back that viewers were very positive but the feedback later was that they still had other properties to view...

    I know its just plain sensible to view several properties for comparison, but it gives me the feeling that ours isn't 'the one' for them.

    Well my partner's one bed flat received an offer today!!! The viewers had a second viewing this morning and later came through with an offer at the bottom end of the price range (15k lower than the original market value). They also have their mortgage offer in principle so this sounds positive. My partner was a bit resistant at first however we have now accepted. Tomorrow is one year to the day I placed my flat on the market, kickstarting all this, and mine completed in June after 80 viewings. My partner only had 9 viewings and 8 weeks on the market so I feel lucky we may actually see light at the end of the tunnel. We are now off this weekend to view loads of properties and hope that we can find the home for us. Oh the stress is to come I know....until that day of exchange so I will no doubt be on here loads and now on the buyers thread too. Good luck to everyone else this weekend....

    House on the market approx 5 months. Plenty of viewers, most of whom still have a house to sell. Consistently very positive feedback. Agents have advised against dropping the price.

    One offer, rejected as £20k under home report valuation.

    heres another one...prices fell 6k in the last month alone...
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Hi! Well, at least you did have one offer, so fingers crossed there will be someone out there who can get a bit closer to what you would accept.

I'm sure quite a few people bought during the boom as an investment. and won't drop the price back to what they paid for it. time to get real and get shot of a house before it goes into negative equity and you can't remortgage.

    You may be kicking yourself not taking that offer. The longer you hold out the more prices are going to fall, so prices may well fall well below original offer.

    We may have 5 more months of falls or even more. The last one was 3.6% fall.

    Personally I think it was. Some sellers need to get a little reality. There are buyers out there but asking prices are still well beyond what banks will lend.

    Could well be, if its only a few thousand off what you want it might be best to just take the hit.

    Reminds me of a guy I used to work with, marketed his house at £126k in 2007, got an offer of £111k which he turned down because he wanted more.

    Dropped the price 5 or 6 times, chasing the market down as it bombed, eventually sold last year for £78k. Still, he can hardly complain as he bought it for less than £30k.
