checked the website and most houses bought in my area have been local authority tenants who have bought in the £10k £15k region (lucky them) 1 house has been sold recently and its the one i had mentioned earlier. I remember it being on the market for ages and it says it actually sold for £80k. Actually saw on the website that the people we bought this property from actually made a £20k profit and only lived here a year! Right place right time eh! I also noticed the site advertises houses for sale. . . A few in my village are on but not mine? Taking it that is all down to the estate agent?0

Hiya, Sorry didn't mean to confuse. Thinking about buying a property to let, thought if we offered to part exchange on a smaller one, - they buy ours, we buy theirs (to let), would have to give us enough equity release though, as need the money to renovate one bought to live in.

hi there, my apologies on the mistake i did mean the 6th. Oops! Thanks for the advice just to wary that the estate agent is putting their interests in making more money first than my very much need to sell quickly. The estate agent valued at £79k and home report says £78k so hoping we get £76k. Not holding my breath tho last house to sell in my area went for £79k and that was with a loft conversion. this is all new to me and i'm a little down hearted that no one has even viewed?
If you're talking home report, I assume you're in Scotland? Not sure how its regarded up there but in England if your asking price says £74.5k, you have very little chance of being offered £76k, regardless of the fact that the EA added "offers over" in front of the numbers.
As for viewings - waaaaaaaaaaaaay too early to be worrying about them yet. As a buyer I confess that it could take me a few weeks to get round to arranging a viewing on a property I'm interested in. When we say the market is sluggish, it isn't just in terms of sales. Because nothing is selling quickly, buyers don't have to rush ANY decision in the process - which includes deciding if/when to view, if/when to offer, etc. In the current market, I'd be more surprised that you'd had viewers by now than that you haven't...0 -
I have been posting on the buyers support thread as I am currently in the market for a house.
One of the points raised there was that in every area that you want to live there is inevitably only a subset of actual roads you want to live in or properties that you want to buy.
I have been looking for some time and see the same houses over and over again that I am not interested in buying. The key point is that it doesn’t matter whether these sellers slash their prices; I am not interested in buying them.
In addition, if buyers believe that houses prices will fall (which many do) then they will wait to buy a house. The reason for waiting is not to buy a house at the cheapest possible price but in anticipation of being able to buy a better house or buy in a better location. Therefore they switch their buying focus to better properties.
This may explain why dropping your price does not necessarily lead to greater interest from buyers nor does sprucing up the house.0 -

That is not what I meant.
I am simply trying to put things from a buyer’s perspective and perhaps explain why there is the appearance of a lack of buyers despite people's best efforts.
Everyone has different views of exactly where they would live given the choice. Some buyers may feel that they have more choice or potentially have more choice.
Trust me it is frustrating for buyers as well as sellers at the moment.0 -

My wife and I are desperate to sell our home:mad: and a friend of mind told me that he used a company call directhousesales.co.uk he was advised to net the saving by not paying an estate agents (commission) off the value of the house becasue in the current climate people are looking for a bargin? He sold his house but is this more luck than judgment? Any thoughts greatfully accepted, we are ready to try anything...0
