Well our enquirer turned out to be a time waster, apparently he isn't a position to buy at the moment......
We have spent many days cleaning and tidying for people who have just put their house on the market, or are considering putting their house on the market, or just thought it might be what they were looking for, etc, etc.
The people who are now buying hadn't even put their house on the market when they came to view. They came back with an expression of interest, and when their buyers put an offer in, they came back and offered on our place.
I know how frustrating it is, the random comments 'Oh I didn't realise it would be that big' It's a 5 bedroom house - why would you think it would be small?!!
Hang in there - buyers will turn up when you least expect it! I spent the whole weekend before our buyers turned up planting daffodils for next year! Well at least they'll have a lovely garden in February!!“I tell you, we are here on Earth to fart around, and don't let anybody tell you different.”

Do you think people will start buying again once the government announce the latest round of cuts?
Is that what everyone is waiting for?
We live in a large Government dependant area for jobs i.e council etc. and im just wondering as these would be our target market so has everyone who works for the government/council put their lives on hold waiting for the announcment??
im hoping they won't be too bad and people will be in a position to make plans again and someone will come buy my house!!!Saying Thank You doesn't cost anything :beer:0 -
well another day has passed with no viewings or interest but i have took a little bit of advice from here . . . Going to get a friend to phone agent and enquire. . . Hopefully i won't be disappointed!0

That is not what I meant.
I am simply trying to put things from a buyer’s perspective and perhaps explain why there is the appearance of a lack of buyers despite people's best efforts.
You are simply putting things from your perspective and assuming that you speak for everyone that is buying a house. I am a prospective buyer, I haven't narrowed my search to a small number of streets and I treat each individual property on a balance of its merits and downsides.Hi, we’ve had to remove your signature. I had a chat with our estate agent again today. He was saying from his point of view that everything was ticking over fine until May, but its been really difficult ever since then.
We've decided that since we aren't selling any time soon, we may as well get on with our lives so we are going to redecorate some of the bedrooms & reorganise things so that I can move my study upstairs etc.0 -

It's just so fustrating as he waxed lyrical about wanting to ocnvert the place etc and he isn't even looking to buy, why waste his time, the Solictors time and our time on imaginary schemes....Go play farmville on Facebook or something...0 -
Trust me it is frustrating for buyers as well as sellers at the moment.
I think its frustrating for everyone. As a buyer having just gone through several months of viewing houses only to find sellers refusing to accept a realistic offer on their house (based upon previous selling prices & other local properties in the same area), I finally had an offer accepted and the buying process is going ahead.
As a seller, having the benefit of just been through the buying process and seen what is out there, I put my own house up for sale 3 weeks ago. I looked at the local market and got sold prices, and then I priced it below what the estate agents valued it at as I need a quick sale. The house has had everything done to it with no expense spared, and has everything going for it. The same house, needing complete renovation, in a worse street, litterally 1/2 mile away are up for sale for only £10k less than mine. So price wise, my price does seems cheap, but I want to have it sold before Xmas.
I had 3 EA`s look at my house & all were very confident it would sell quick (i guess they are bound to say that).
Got nice pictures on Rightmove etc... but 3 weeks later ive not had a single viewing. My house is getting about 20 views a week on rightmove apparently.
How long before I should reduce the price? I dont want to risk dropping it to the same price as the crappy houses, else people will start to wonder why a house with garden twice as big, a new triple garage and probably £40k spent on it this last 2 years is the same price!0
