Oh God - I am so fed up of this!!! My buyer sols is waiting for one enquiry to return from their lender (who has given the all clear to proceed) which was posted on Tuesday. This is the only outstanding matter holding up exchange and he is now out of the office this morning (he was off for 3 weeks prior to this week so my patience is being tested). The agent is due to ring the sol this afternoon (at some point) and ask if he has the written enquiry in the post yet (why oh why post in this day and age when you have fax and e-mail) and if we can finally exchange. I can't bear another weekend of no news....argh....0

Totally agreed - we've considered dropping our price but we've seen similar houses that have cut 10% of their asking price (to come under the £300K mark) and are still not selling. We've mentally revised our price downwards, but if you keep cutting the asking price to chase non-existent buyers then you just give away all your negotiation room. If other houses were selling but not us, obviously we'd have to take account of that, but until that happens we're trying to hold our nerve.
Aaargh - having posted all that this morning, this afternoon the EA phoned for a chat, and started dropping heavy hints about other houses reducing their asking price and only houses which are 'competitively priced' selling ....0 -

I sympathise GoldByron - its absolute hell isn't it ..... sitting .... waiting .....
You'd think Solicitors would have a bit more understanding when house Buyers/Sellers are potentially having a nervous breakdown waiting for confirmation - mine even booked a holiday in the middle of it all - what a cheek !!!!! No really the whole process is nail biting stuff and I'm sure your's will all be ok.
I hope you can find something to keep you busy over the weekend if it doesn't happen tomorrow - exchange and completion I've heard can happen on any day of the week so there's always Monday - good luck !!!:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

When we bought our house years ago it had been on the market for £365k for about a year. The vendors (a couple in their 80's who were going their separate ways & wanted one last big blow out) decided to sell it themselves & dropped the price to £280k with an advert in the Sunday Times. I saw the ad & it was out of our price range but I cut it out & kept it as my dream house & something to aim for.
It made us start looking in this area & about 6 months later DH was driving past & the old man was in the garden so he stopped & asked if it was still for sale but it was well over our budget of £220k. He said ok, come & look & eventually we got it for that. We were absolutely stretched, every visa card full up etc & couldnt even afford furniture or curtains for a couple of years but we did get our dream house.
Next door were furious as they had their house on the market still at £365k & they didnt end up selling for another 3 years (almost 5 years in total on the market) as they refused to drop at all.
So you can & should look above your budget but it all depends on peoples circumstances & I think the market still has a long way to fall, remembering the years of doldrums last time.
That's why I'm so fed up with our buyer dropping out when we were meant to exchange this week. I've a feeling that we've missed the boat & we're making plans to rent it out now as we have to be in another county for September schools. Cant afford to pay a mortgage on an empty house & rent to someone else, so all our hard work getting it tip top will probably need redoing after the renters have been in.:(0 -

Well despite not being on the agent's website or Rightmove yet we have a viewing for Monday - the EA rang around their 'database of interested parties' (I was sceptical that this even existed!!) and managed to get one interested party. I was a bit annoyed by them though...Aaargh - having posted all that this morning, this afternoon the EA phoned for a chat, and started dropping heavy hints about other houses reducing their asking price and only houses which are 'competitively priced' selling ....
...as they said a similar thing to this. Apparently the consensus from ringing around is that it's overpriced - it isn't even officially on the market yet and is priced at what this guy's boss suggested! To be fair yes it could be a bit lower but we want room for people to make offers, and I would have thought the EA might have suggested to potential buyers that maybe they should have a look around and think about offers below asking price. It seems that everyone said 'well we could get a 3 bed for that' (ours is 2) and it sounds like the EA agreed with this! I expected him to say that most of the 3 beds need work where as ours is immaculate and can be moved straight into. I have a horrible feeling I'm going to have to do their job for them, and more worried because they're doing the viewings because we're at work, agghrrr :mad:
Yesterday was just a bad day overall, housewise. We went to view a house but when we got there the vendors weren't in and their daughter seemed unaware that they were meant to have viewers. She phoned her dad and apparently they rang their EA to cancel on Monday but unfortunately the EA didn't contact us, so we turned up as arranged. I did feel for the vendors, as it's not their fault, but they could have let us go round quickly since someone was there. As it is, OH isn't fussed and doesn't want the hassle of arranging another viewing, so the vendor is losing out from the EA's incompetenceProbably doesn't make too much difference to us as we saw a house earlier this week that we think is 'the one', so others probably won't really compare!!

Well it certainly isn't happening today. The agent just informed me that the solicitor is not in the office again (he has been in practically 1 day in the last 3.5 weeks) and the secretary can't see the posted enquiry. I can't believe it isn't back yet and don't trust the solicitor now at all. The agent (I have to hand it to them) is ringing the mortgage broker to get them to get the bank to fax it again to the solicitor and also to the broker so we know for sure that it is there. Then after this (which I very much doubt will happen today) we have to get a solicitor in this absolute shambles of an outfit to exchange. I am really holding off e-mailing the buyers solicitors firm to tell them that 3.5 weeks of absence without someone else stepping in really is pushing it. If it wasn't for the agent this would not have progressed at all. Thinking about giving a deadline of Tuesday afternoon now.... I have turned my blackberry off in dispair as there is no point waiting for it to ring all day. This actually makes you feel like pulling out just so you can rest from all of it.:mad:
Good luck to all those have viewings/viewing - there seems to be the majority of people stuck at this part of the process on here which is a sign of the times. I was there for 5 months myself so I can sympathise. Viewings or exchange stage - really not sure what is the worst bit. I think the viewings are the most frustrating aspect and the exchange part is the most stressful.0 -

Well, in the fastest u-turn in history, we've gone down £15K - if the tide has turned against us, we don't want to look stranded at the wrong price. The EA is telling us that prices in this area are heading down so we should still be looking at the same difference between buying & selling so fingers crossed it is the right decision.0
