    Yes. That’s the way we went. We didn’t restrict viewings at all. We didn’t pre-judge, but some of the post judging was all too easy, especially when say, the husband told a different story from the wife. :o

    The Solcitors we have application in for a rental property said last week that a week to 10 days to make a decision between us and the other party. Well it would appear they haven't even written for references yet which would mean yet another week.     So sorry to hear how they’re letting you down. Just from the last three weeks I now have good knowledge of two Torbay sols who couldn’t be slower if they were in a wooden box six foot under!

    The simple reason they had been looing for 10 years is the fact they were looking in a narrow area the size of my hankerchief...The urge to scream at the telly and say there is a big wide world out there was very strong but i restrained... :D

    Well put it this way if they don't pull their finger out then we're going to have to just go for something else and reject it if we did manage to secure it over the other party...So fustrating as it would mean letting go of the one and only property in our area and it means relocating 100 and something miles away if not more...

    Hi, everyone. This is the first time I have posted on this thread, so hope I am getting it right.

    Our house has been on the market for 5 months. We have twice dropped the price and, although we have had more than 30 viewings, we have had nothing for ten days. Everyone says it is a lovely house but that they don't like the road. Well, our house, in a better road, would sell for a lot more money and the road is really not that bad, it just has some council houses further down the road. The house is detached and Edwardian and for sale at £320k in Surrey. Commuting is great around here, you can be in London in 30 minutes and at the coast in not much more time than that.

    Anyway, my query is, should we continue to market it at this price (the estate agents think we should get it and we think it is worth it even if nobody wants to buy it so far), or reduce the price for a third time? We will be moving to a very expensive area and want as much as we can get for it, obviously. We have not looked yet at specific houses as we don't want the pressure of buying and selling. We have the option of moving in with my daughter for a while.

    Does it look desperate to reduce three times in as many months if we did go for that option (reluctantly)?

    Hi Whitesatin, and welcome! We’re in Surrey too. It sounds like you’re doing everything right so far. :)

    I’d say from our experience that you’ll get viewings for another six weeks or so, and then things will start to die off. Do you mind just waiting, and ending up in the slower period towards the winter?

    If you dropped a decent amount in your two drops maybe you don’t want to drop again in a hurry?

    Thanks for the welcome and your reply, not_loaded. It is possible for us to wait in terms of we have no pressure as such, such as another house, job etc. The only problem is, we want to go to Berkhamsted in Hertfordshire where property is hardly on the market for a day before being SSTC. We are in a detached, period home here and already we know that we will have to buy a semi/end terrace or such like. To do that, we will be using the whole amount from our sale (less legal expenses, stamp duty etc.) plus a sizeable amount of our savings which we would have preferred not to do.

    I suppose things do tail off during the summer, school holidays etc. but it seems that there is always something happening (snow, Budget, Easter etc. etc.) that affects the number of viewings. As I said above, we have had a huge number of viewings but few who are in a position to make an offer even if they want to buy. So far we have had two offers, one who pulled out "due to difficulties getting the money" and another who offered £300k but has yet to sell.

    I do try not to get too down but it is really getting to me now.

    Personally I think if you've dropped it twice in 5 nonths that's more than enough...People tend to track these changes using add ons such as propety bee which shows on rightmove changes of price etc and to drop it again people would start wondering what is wrong with it...

    I know it's not much comfort but at least you have viewings and interest that's a good sign.....

    Thanks for the welcome, NEH and for your comments. It makes a lovely change from people immediately telling me to drop the price which is not always the answer. You are right about people wondering what's going on should I drop it again. It is a lovely house and it will sell at near the asking price eventually. I am not the most patient of people unfortunately and feel like my life is on hold but, hey, ho! Onwards and upwards.

    Well i posted about something else and was told that our flat plus the other 3 in the same road msut be overpriced....However we looked at land registry and made a decison based on that and the 3 valuations we had....Plus one of the other flats is with the same Solicitors as us (we're in Scotland) and they dropped to a fixed price and it hasn't sold....There aren't any FTB, that's the real stumbling point i feel....I also feel that some FTB want something all done up and sparkly for the same price as one that needs work and it ain't going to happen. If only they would accept that yes your first property may just need some work...

    and seen as we're mentioning Surrey, that's my old hunting ground and where I am originally from! :D

    I am originally from Scotland.:D I have lived in the South East since 1971, mostly in Hertfordshire where I am trying to get back to because I now have grandchildren there and I miss them.:(
    I think you are right re the FTBs, it is bound to have an effect on the property market.

    Well we're in Perthshire now...won't bore you with the long story but basically we lived in Aberdeen last year, that's where we're selling our flat but we had to move out because of my health plus the place was far too small for two of us so we moved down here as we couldn't afford to rent somewhere this big in Aberdeen. Anyway the recession hit us again last week and the Landlord's loan is being called in so we have 7 weeks to move.

    Unfortunately there is a chronic shortage of rental properties so we're looking from just North of Inverness right down to the borders and into the North East of England...so goodness knows whereabouts I will be in 7 weeks time...:rotfl:
