Can we make offers for buy off plan?

    Yes, I saw that as well... but for Persimmons its one of the largest in the country cant see that would happen... and that poster was living in a flat and the one we wanted was a detached house

    They won't be so fed up that they won't want to sell to you! At the end of the day, it's their job to sell it. Which means dealing with you in a manner that will encourage you to buy it, no matter how many times a day you ring! (Although I wouldn't ring loads of times a day. Twice a week is probably enough). I would nearly be willing to bet money (lol nearly) that they will be on the phone to you next week seeing if you are still considering an offer.

    I'm not going to ring them anymore until maybe next weekend or so...I might lose my interest all together in the end, so they'd better be careful:D I cant see other people would beat us, as the deposit we have don't think many people would have...:cool:

    Thanks for everyone of your support!! I will keep you posted whatever we do. Forgot to mention, we are going to view a house (recent built in a very nice area) tonight as well, so I might fall in love with that house instead:cool:

    Right, just came back from the viewing... It's a nice looking house in a very upmarket estate (the vendor told us people live there most are doctors, lecturers, lawyers and business people). The asking price 217k, 7/8 years old, so there's some work need to be done. Just searched on houseprice.co.uk, it showed when they bought it was only 106,950. Apart from some work need to be done to it, also I think the bedroom sizes are quite some (master bedroom is quite decent size, but other 3 were quite small). I am not so sure about the house, but the area def good, we drove around saw quite a few massive houses with big gates. We are thinking maybe just put an offer in to see if they would take it, I was thinking about 185k, but hubby's worried might its too low and upset the lady, as she told us the reason they sell it was because they are going thro divorce. What's your opinions on this?

    Ok, to be perfectly honest, the best advice is to have a "good long hard think" about whether you want the house BEFORE putting an offer in... Either you want the house or you don't.

    As a seller, having someone put in an offer (when they are not sure about a property) would really annoy me. House buying is a VERY serious business and messing around is not on (that includes putting in an offer and then having second thoughts or getting cold feet and retracting the offer at some stage).

    Either this is the house that you want to live in for the next 5+ years or it isn't. Is this climate you REALLY don't want to be deciding that you don't really like a house and want to move again in a year or two...

    As for if you do offer, then for how much (although personally I think that you should look around more - you really don't sound sold ont his house...), then see if houseprices.co.uk has the records for any identical houses on the estate for around 2004... Many people are saying that you should be looking to pay "2004 prices" for houses now, BUT that all depends on area (we have just exchanged contracts to sell at "late 2006 prices" and would be happy if we could negotiate a house to buy at those prices... but that is the area that we live in).

    Also look on rightmove: how long has the property been on the market, have there been any price drops?

    Then decide how much the house is worth to you and set that as your maximum (and work out an initial offer below that - to allow some negotiation room). Some sellers are realistic and motivated, others are not. You just don't really know until you start negotiating as to how things will pan out...

    Good luck, but firstly be VERY sure that you want the property before you start offering...

    Thanks QT, I can understand where you come from. We did think about the house seriously, otherwise would never put an offer down, it would waste our time and everyone else's and if we are not serious about it I would not come here to ask people's opinions about it.

    We put the offer down this afternoon and it has been rejected... so just have to wait till we see something else now... Got some good news from my accountant, my business went quite well for the last financial year which means if I want I even can get biger mortage...:cool:
  • If you do buy a new house make sure you carefully inspect the property from top to bottom and consider employing a snagging company to do this for you. I bought a Wimpey home and the quality is poor and there customer service is poor.
