Can we make offers for buy off plan?

Just saw another thread about making offers for new builds... Some of you may see my previous thread about buying off plan, we've been given the asking price and discount, but we really want 20% off that asking price, can we make an offer or not?

Did you view with an EA? If you did then go through them. If it's with the builder, they will presumably have some sort of sales manager person who you will approach with an offer. It's with a developer (Persimmon), yeterday when she told me the price was 234,950 plus 10k discount and they'll pay 5% deposit, straightaway I told her that was too much, ideally I am looking for lower than 200k, she told me straightaway that they wont be able to sell for 200k. So do you think its worth me to go in person to discuss with her and give a formal offer?0 -
I would go in and speak to her definitely. She is on a target to sell x amount off plan, so I'm sure at the moment there are deals to be done! Sorry, don't know your position but if you're getting a mortgage then go in with your AIP, if cash then make sure you can provide proof of funds should your offer be accepted (not before!!). Check the contract very carefully as well, there was another thread on here a few days ago where completion was ages after Persimmon had said it would be. Tbh, I'm personally not sure if buying off plan is a great idea at the moment but if this is really what you want to do then fix a figure you won't go above and start your offer about £15k lower. Allow them to negotiate you up from this. Unbuilt and overpriced. Steer clear.
No guarantees they'll be built - take fully independent legal advice and discuss all eventualities including what happens if you lose your job before it's completed and then you can't get a mortgage.
At the moment looking at buying off plan is a bit like betting on the three legged donkey in a horse race.
So many things to go wrong and SO Many unoccupied new builds still unsold.0 -

Thanks guys. I have read quite a lot threads here about buying off plan seems not good idea, and I have spoken to a few my colleagues bought off plan who told me all great no problem, so im a bit confused. But before I decide to buy off plan or not, I would like to see what is the best price they would accept and compare with some recent built ones... before we finally commit to anything, still would be a few months, need to do more research:cool:0

Im really sure no moneysaver in thier rigtmind would want to buy a new home in kansas!! Your economy is down the bog worse than ours is!
