Thanks for sharing. The ones we are interested actually the plots are already released, and they told us if we want to go ahead, they will just build it for us straightaway.
In that case go for it.
My experience is identical to NoDebtForMe and if they are ready to biuld..they will and you could be in your home in 4 months..if not sooner. Good luck with everything0 -

They released the plot, but they wouldnt go lower to the price that we are asking, so we are going to wait a bit to see if they would come back to say they would agree as we believe we are in a very strong position, FTB with very large deposit.0 -
Our developer is Wimpey. My developer knocked the prices down of all the homes a couple of months ago and sinse we have reserved so many have now sold.
They may well reduce in a couple of months if they get no buyers...which is qiute likely.0 -

We saw one development by Wimpey as well and they told us that they have knocked the price down by 100k for the house we'd like and as we are FTB they offer another 26k off, but in the end my hubby wasnt keen on the development when he found out there was a comprehensive school right at the door step. So now we both really like the Persimmon's one, but doesnt look like they would reduce the price, grrr:mad:0 -
Looks like our developers are doing great right now doesnt it feline friendly?
Mine is Byrant Homes which is part of Wimpey (Taylor Wimpey, George Wimpey etc etc) They have had two teams on my house to get it finished quicker and have also worked evey Saturday. I think the snow put them back a bit.
We did a lot of looking around once we decided to go for a new build and Ithink we went to every development in the region. But it did alert us to the fact that this house was the one we wanted. The only other design we liked was a Barratt but the garden was too small considering it was a four bedroomed family home. But that developer was keen to do a deal too after reducing prices. Im not sure if we were just lucky with the deal we got as we decided in the week before Xmas to move and then negotiated in the first week of Januarty (I dont think anyone was out looking at that point as the weeks after they started going like hot cakes) Will never know really but we are just keen to move in...funny how the home you have had for 13 years and managed with suddenly feels bad in so many ways.....
Bear in mind as well it only takes 15 weeks from start to finish to create a new build house...not long

Thanks Sarah. This afternoon I rang them again asked what is the bottom line they would accept, which they knocked another 2k off, so now from 234,950 down to 211,800. Do you think its a good price or I should keep asking further discount? The site manager's going to see Persimmon's Managing Director at their Head Office tomorrow and she said she's also going to discuss with the MD about our case. Fingers crossed she would come back with even better price. If not, I am thinking to hold on until Middle April as we are near the end of first quarter and end of the financial year too.0 -

Its a bit hard to say really. Are there any more houses already built on the development of the same design? If so, go on the website that tells you the sold prices on it (nethouseprices.com) and see how much they went for as a comparison. If there isnt much difference use that as a negotiation tool with them. Have they offered to pay the stamp duty? What about any inclusive incentives? You have had 23k ish off already but is this from the sales negotiator alone? She only has the power to take so much off and then it has to be decided from above. Is this what she's talking about? They do have the power to take more off. Whatever they come back with make sure you continue with negotiations for incentives too., Say yeah we will accept that but want this this and this in incentives. You need to be cheeky to get what you want and mean it (Best advice I ever got on here) You are the one with the buying power at the end of the day.
The house we are buying was last sold in December for 289k, it was on offer for 220k and we got it for 190k incl stamp duty and I stuck in the turf as a last minute thing just so i knew i had swung it for as much as we could lol. BUT, we were part exchanging and got more for our house than we would have if we had sold it privately which is why we feel we got a great deal. We didnt want incentives, we wanted more money off the house.

The house we are buying had 3 simular biulds sold last September and they sold for £210K (looked it up on houseprices.co.uk) and ours was marked up at £180K. We have got our new biuld house for £174K and a good deal on our present house....although £5K off the selling value if we had sold our house at the selling value we would have still have to pay for EA fees and HIPS....so it worked out even.
We didnt have any incentives...though they are paying us £350 towards the solicitors buying fees.0 -

I tried to search how much other houses sold on both Houseprice.co.uk and nethouseprice, but I cant find anything at all... this is the address Chislehurst Road, Penshaw, Tyne and Wear DH4 off Persimmon's website.
Looks like you both had really great deals. we tried to negotiate with them, but seems they even wouldn't get into negotiation with us, I felt they had the attitude that they are not bothered if they sell or not, but yesterday when we went into the office she showed us the selling map which we saw there were quite a few released plots but nobody bought them...I am quite tempt to ring their head office directly to see if they are keen to sell...:eek:0
