  • Your welcome. Have they sold any houses at all on this development? If not then there obviously wont be anything on these websites for them. Or if there are some built it could be that they sold in December time and they havent updated the website yet...not sure. Or is it they havent built any on that particular street yet? Try searching another street on the development that have similar or same houses on.
    Some advisors are on the ball ...some are not....thats the way with any job isnt it? Do ring head office and see what they say. Your not losing anything. However it might make you come across as rather keen and thus reduce your negotiating power (?) not sure.

    They sold 23 properties so far (in total they are building 79), so they must not updated the website yet.

    We got a new build many years ago and I remember we had to pay for lots of extras such as double sockets, outside light, loft hatch, turf, patio etc etc, I would try to get that incl in the price. I know it is not £1000's but it all adds up and when you are buying your first home there are other things to spend your money on.

    Thanks, very true every little would add up, as FTB we also need to buy all the furniture too. All money, money:mad:
  • That is soooo true and yes it can go into thousands as with it being a newbuild you want to get it right first time and how you like it without having to do it again within a short period of time.
  • The extras can add up to a lot of money and none of it can go on your mortgage. You do have to think if you can upgrade yourself at a later date or is it easier to have the things put in whilst biulding...ie extra sockets..which by the way now have to be double sockets now...biulding regs or something.

    We are at the minute looking at the prices and deciding what to spend our budget on and what not to.

    I believe you are in Tyne and Wear.
    There appear to many beautiful Victorian Semis in your price range. Cannot understand why you want a new build. Maybe I am just old fashioned.

    Yes, we are in T&W. What we are looking for not necessary brand new, what we after are newish/recent built, the most important thing for us is have to be detached, as we want to start up a family could be noisy and dont want to deal with any complains from people.

    It might not be a bad idea to walk away from this one for a few months. Like you said, they have not sold all the plots so they will at some point reduce the prices. Have a really good look round and see if there's anything else on the market that may be suitable. Tell the negotiator person that you are interested but not at that price, and just leave them to it for a few months. You never know, you might find something already built that would be much less risky to buy!
